Quick look at Northpoint's 3 multifamily developments in KC - glad there has been so much neighborhood input on this one. Assuming this development will look much different than their others given the location...

Core at Berkley Riverfront is another one of theirs. Same with the “ArriveKC” development at 31st and Baltimore/Wyandotte. Arrive is under construction now.

I think you could do 6 stories though, with the first level as parking (street retail won't work here :( ) and roughly 24 units per floor or roughly 144 units total.  I doubt they'll go that big though because the neighbor hood will push for something smaller because of traffic and or street parking.

Nice - ArriveKC looks more in line with what I'd expect from this site. 
The grade here makes me think of the Landing and how perfect something like this with some brick facade would have been where the Burg garden is.  Or, the parking garage, but flooding issues of course.

I'm extremely hopeful for this site and redevelopment.  It's been such an eyesore but also a regional entry point.  Get it done!

The ArriveKC project is a monster. Three different designs, but one building. $122 Million and, I think, 390 apartments.

So this whole plan hinges on the city approving demo, but didn’t the city deny Lux demo? What besides the developer has changed that will allow the city justification for changing its tune on demo?

I think that’s the most important change isn’t it? A more reputable developer?

A new proposal could be different (smaller) and have neighborhood and alder support.

reputation of a developer isn't a select criteria in approving anything. Now there is a push to make it one but idk how that would be scored

Lux living has effectively been blacklisted from the city at this point, right?  All projects are halted, FPSE, Optimist, Engineers club - and they have listed their downtown properties for sale if I'm not mistaken.

Their brutal mishandling of the Hudson and Soho construction and tenants continues...but I'm not sure there is the will to approve anything new from them for the foreseeable future. 

In this instance the developer (Lux) and their actions were the reason for the denial, and not that the city wanted to preserve the buildings.

That's the problem, they used an unrelated preservation judgement to stop a developer they didn't like.  But, that judgement remains in place even if a "preferred" developer comes on board.  I guess there is nothing stopping them from just changing their minds, despite the original ruling, but it eats away at the credibility of the Preservation Board and their rulings going forward.

Note that the original Lux plan and I suspect the Northpoint plan will meet planned base zoning and underlying zoning for scale and use.

Remember they got the go ahead on the Engineers' Club. 

This was part of the case for CRO staff recommending withholding preliminary aproval-
Generally does not comply. The 1000 block of S. Kingshighway and surrounding streets
comprise a mix of small scale residential, commercial and institutional buildings. The 7-
story, block-long building would unavoidably dwarf the surrounding residential
neighborhood to the east, comprising mostly of 2-story residential structures, with
adjacent low-rise institutional buildings to the north and south.
The architectural articulation of the proposed new construction also is not compatible
with its surrounding built environment. The design is inspired by industrial inspirations
and the general makeup of the fenestration and vertical and horizontal elements do not fit this location in any cohesive manner. Oversized cornice references, storefronts and
large expanses of uninterrupted brick do not fit the streetscape. However, the use of red
brick and darker stucco panels would be to some extent compatible with the historic
fabric and color palette of the neighborhood.
Propose something a bit smaller, get neighborhood and alder support, and it'll be approved, I reckon.

@WUMCRC agreement to acquire land. Developer is NorthPoint; Architect is Rosemann; no city incentives sought, but no affordable units currently planned

Only feedback I have is regarding materials. I think the building closest to 64 is important enough visually that materials should go above the standard apartment building exterior of brick and tan.

Should really be a statement building. At least murals with color.

This style of building always remind me of one of my favorite simple buildings in STL - the Annex in CWE-Debaliviere.  Just push the brick almost all the way up and top it out with a white or black top on it. Looks so much better, imho.
