At last weeks Parking Commission meeting where there was a hearing about RAC getting six reserved spaces on Delmar, it was posited that there is a parking shortage in the area. That lead to the suggestion by Ald Tyus to consider using eminent domain to take 6190 for parking. Boy what a troubling prospect. Start at 28:35.

LOL. What an absolute joke. We nearly had that lot on the tax rolls for $1M a year and the only reason the owner wasn’t able to sell it to someone who would develop it is because the city wouldnt let them and now they want to eminent domain the lot paying money to provide surface parking that will provide little to no revenue in return. Did I get that right…?

^Regional Arts Commission. It receives funding from a hotel tax, and distributes it in the City and County through various grants, programs, fellowships, etc. to organizations and individuals.

I love when it's asked if there's a bus or trolley available to take people to parking farther away (34:45 in the video). There is a Metrolink stop 1 block away from the RAC.
Eminent domain to create a parking lot? What a joke.

Washington U. buys another Delmar Loop property
Washington University has bought a vacant lot in the Delmar Loop, adding to its growing ownership of properties in the popular entertainment district. 
The site sits at the southeast corner of Skinker and Delmar boulevards, and has been the target of developers in recent years. Previous plans included a Ferris wheel and hotel. Prior to that, a fast food restaurant was located on the property. 
Washington University bought the lot for $2.8 million in a deal that closed this month, according to St. Louis property records. It's unclear what the private institution plans to do with the site. Officials did not immediately respond to a request for comment. 


Washington University has long owned multifamily properties near the Loop that it uses for off-campus housing. More recently, however, the university has grown its commercial holdings along the entertainment district’s roughly 1-mile stretch of Delmar that crosses from University City into St. Louis. Earlier this year, it acquired nine properties from the Loop's longtime steward, Joe Edwards, who said at the time that the deals would ensure the district is taken care of for decades to come.  In this latest deal, the university bought the lot from Delmar City LLC, an entity affiliated with Mat Librach. Librach did not immediately return a request for comment. 


Fast food restaurant Church's Chicken occupied the property for years until it was demolished in 2017.
Then, developers associated with Atlanta’s SkyView Ferris wheel, which towers 20 stories tall, wanted to build a similar ride at the lot after being turned away from building one across from Busch Stadium.

They must think so, at least eventually. They are certainly motivated to get rid of the eyesore now there. It helps that they aren't as beholden to a ROI like that of a for profit developer. We se why the Opus proposal was so big given the acquisition cost. I hear the FBC implementation is unstuck, so they can at least build something more substantial with less parking by right than current zoning with that.

The NIMBYs drug out the community engagement process and caused it to go over budget, so more fundraising was needed to pay the consultants in full to finish things up and submit to the city.

Should be at least 4 stories.  I figure you can get 40+ cars in an underground garage.  1 per apartment and 12-16 apartments per floor. so 3 stories of apartments and ground retail or I'll be disappointed.

The FBC has min 3 stories, max 8, 0.5 parking space per dwelling unit. WashU can leverage its parking nearby too.

The NIMBYs are already frothing at the mouth. They think a five story building has already been approved by the city. 
I don't see anything permits, etc for that, but sounds good to me.

This would be the dumbest nimbyism ever. Development is North of the nimbys so no one loses light, Delmar needs residents to support the businesses that make the neighborhood great, and anyone in Parkview can get out of the neighborhood via the Center/kingsbury gate to avoid traffic. A big building there will make the neighborhood better.
