Before making the jump, I'd love to hear some thoughts of any posters that live in the Carondalet-Patch neighborhood have to say. 

Edit: The loitering and drinking were around St. Louis Square Park, not Carondalet Lions Park
My partner and I moved to The Patch end of 2015. We were apprehensive at first but we have great neighbors and business owners who look out and help each other.  Neighborhood has gotten better and there are good things happening. There are also problems like trash, landlords that don't care of property, petty crimes, drugs, etc.  It really varies by street and block. We are fully invested in the neighborhood and even bought the house next door to renovate. Let me know if you have specific questions on a particular street or block . Happy to help!!

^Nice to meet you PatchProud! I'm on the other side of the park, but I'm really enjoying seeing some activity in our neighborhood thread. (I insist on thinking of "the Patch" as a part of Carondelet since . . . historically it was more or less all of it. And this other stuff north of the park where I live came later. Not sure how we scooped up the name when rightfully it's yours. I blame arbitrary lines drawn by incompetent outsiders.)

Great news! How long has that building been empty? I'm assuming when the new complex opened in Carondelet Park?

^I don't think so, no. I think they used it as offices until fairly recently. For a while, anyway. A former neighbor of my mother's worked there. She might know. I'll see if I can check. But I think it's been empty at least a little less than since they moved into the rec center.

Literally catty corner across the intersection of Loughborough and Vermont. Both are very cool buildings. Lyon Academy at Blow on the SE corner of that intersection has a similar design...

I was shocked at the listing price. Then I saw the photos. Yikes! Lots of character inside, but it's sad to see that someone let it get so bad.

I kind of want to buy it, though...

^It's got a lot of potential, but it's not a project for the faint of heart. Or shallow of pocket. I do love the courtyard. It'd make a fantastic restaurant if you could get a zoning variance. I'm a little surprised to see it's zoned "A. Single Family Residential" per the city website. Maybe it's grandfathered in. There's some lovely old formerly commercial properties nestled in neighborhoods and I really think it could add some vibrancy if it were possible to use them as small restaurants and such more easily without concerns about parking regulations. Maybe we need a "form based zoning" specifically for rehabs? (If the structure has the form of commercial or multifamily you get to use it as such, even if current zoning prohibits it. Something like that.) You'd still have to have the usual licensing and you'd probably still need to be able to restrict some louder uses so that folks don't keep whole blocks up all night. But I bet my own block would respond pretty well to the right business. (Quite a few of us are out on the porch at all hours anyway, weather permitting.)

There's an ownership change and a new building permit application submitted for $500k. And a $6k one fore interior demo issued in Feb.

In my opinion, there are a fair number of turn of the 19th century structures under cladding down in Carondelet. It's unfortunate that the only time they're really discovered is during demolition or after a fire.

^It's one of the oldest neighborhoods in town, and in many ways it's probably the one least altered since founding. Other neighborhoods have been built over repeatedly as the city grew, but Carondelet was quiet and somewhat isolated, so there was less pressure for that. I think it's pretty well understood that there's a lot under the siding here, but yeah, out walking I quite regularly have thoughts about several in particular.
