They're not Cordish chains. Guy Fieri has a ton of different restaurant concepts (we drove past a Downtown Flavortown in Pigeon Forge, TN last week) and Condado has locations all over Indiana, Ohio, Michigan, Pennsylvania, etc.

Chains like CFA and McD's would want a drive through to have downtown St. Louis locations. And yes, they do have walk up / non-drive through restaurants in other bigger cities, but there's not enough average daily foot traffic to support that in StL. I wouldn't be shocked if either opened up a new downtown location down the line, but not in BPV.

There is a Chick fil A in the Student Union Building at Truman State University in Kirksville, so they at least are willing to adapt to different situations.

Chick fil A is in a ton of regional state university student unions, the College of Pharmacy in the CWE, Edwardsville, directional Illinois schools, SEMO, S&T, etc.

They also still have a few food court locations in malls.

Yeah I don't get why BPV couldn't support fast food chains that don't have drive thru. I've also seen small colleges and places with way less pedestrian traffic support 7-11, fast food chains, etc. with no drive through.

McDonald’s would do very well in downtown. You put it somewhere around Tucker. There is enough 24 hour residents, visitors, workers to get them 500-700 daily customers. The kfc at Tucker and Olive is seems to be doing well.

Yes. It’s really surprising there’s no McD downtown.

Back in the day there used to be 3: where FedEx Office is, another in St. Louis Centre, and the Riverboat McDonalds. (Not to mention 2 Walgreens)

^They like to say that the McDonald's at Tucker and Biddle is Downtown. It's not, neither by definition nor reality. Not far if you are driving, but I doubt the foot traffic of customers from actual Downtown amounts to much.

It's . . . almost downtown? Maybe the geospatial campus will drag our perception of "downtown" north somewhat, as it fills out. The southern and eastern boundaries are better deffined, since they were more or less geographic realities even before there was a city here. (The Mill Creek isn't too visible anymore, but the railroad tracks perform the same function well enough right on top of it.) But the northern and western boundaries of downtown have always been a little more nebulous, and they've both moved over time as the city has grown. We like to define things, but definitions can change over time. No reason to think we couldn't redraw the boundaries at some future point if the growth patterns move that way.

Condado is a decent get. First in the region I believe. The Guy Fieri stuff is a bit tacky for me but I wish it the best of course.

I sound like I'm beating a dead horse but I've always felt BPV would be perfect for flagship Imos or Lions Choices type ventures. A visitor can eat chick fil a anywhere. Don't know much about the Poke place but again it's something a bit different so relatively optimistic that'll find a niche and do well.

My gut feeling is we won't see too much movement regarding tenants now until we see some sort of phase 3/2 Cardinal Way announcement. Which doesn't look exactly imminent.

Not that there is currently the space for them after all these new additions so it would have to be part of phase three. Perhaps it could land at the old Angelo's Taverna spot. Angelo's would also be a good spot for a McDonald's tbh

Agreed. Portillos, Giordanos or Lou Malnatis would absolutely crush it in Ballpark Village.

Portillos: very true.
Lou Malnatis: no franchises as they're all company owned. But they have snowbird locations in Arizona and Florida plus are expanding to Indianapolis.

The lobby is  rarely even open. The door says it closes at 4pm, but even that's optimistic based on recent experience. They just opened it after a really long COVID closure and can't keep it open. You can only order food as a pedestrian with the app then standing in a curbside pickup parking spot.
