I get it, kinda. At least a decent chunk of his potential customer base has been force fed a 'downtown = scary' narrative, and he does well to speak to those who might want to come but who are literally afraid to visit. And of course the *are* at least some issues in that part of town.

That said, he'd have been much better served by stating 'this is a good location, and here's why you should come' than by his 'everybody's scared of getting shot or robbed so here's a discount' tactic.

I think it already has a respectable number of venues.  I would like to see the White Castle replace3d with something on the scale of the Pagent.  And and some infill projects and i think you are there.

I've said it before but would also like to see an iconic statue on the block south of the trestle between 4th and Broadway.  Something music themed.  My vote would be a statue of TIna Turner.

Then the approach from the south becomes one of those iconic video clips included in nearly every promotional video for Saint Louis.

This area is STL’s best chance to create a beale street, bourbon street, Nashville Broadway-type destination. It should be a mix of live music bars ranging from jazz, country, hip hop, and rock and if done right it should connect Ballpark Village, Soulard, the Arch, and the riverfront all together.

Echoing @bwcrow1s , nothing too far gone to be saved. 

The renovation of the Crunden Martin building No. 5 will truly be an incredible accomplishment and a precedent for historic renovation of a severely damaged building. 

I was out on site recently taking some detail images of the complex. Really amazing masonry work on these buildings. Building No. 5's initial damage was limited to its roof and top floor. After severe neglect, that damage has trickled all the way to the main floor over the years. It truly is amazing that the exterior masonry is still standing at all. Quite a testament to the masons craftmanship. 

Really looking forward to helping and seeing these saved for their eventual new life for decades to come.

^How you can safely work on that building I've no clue. I hope you're right and it can be saved, but just thinking about that degree of compromise to the structure makes me nervous.

^Kind of reminds me of my previous job's Station G Laclede Glass building renovation - except without a roof and way taller, lol. There was no structure on the inside but the brick walls were so thick that the exterior frame was still in solid shape. I hope they can cut out all of that steel without damaging the brick, and then rebuild the steel frame and reinforce the building. Here's hoping!

I'm assuming the exterior walls will be braced from the outside similar to how they temporarily support tilt up panels prior to steel installation. It will look similar to this, but on a larger scale. For sure not a cheap method, but effective.

Honestly, it will most likely look similar to the Silky O'Sullivans bar in Memphis while new structure is installed inside. While this is intended on being a permanent solution for their needs, i'm sure the steel will look similar in this case.

Securing the walls seems fairly straight forward with exterior bracing.  I guess they will temporarily close the streets so they can anchor the bracing.  I would still be worried about occasional errant brick, but they can probably put up some mess nets near the top to pretty much mitigate the hazard.

What i don't fully understand is how you safely demo the interior...

^I imagine they'd use a few cranes to lift crews in there to cut pieces and hoist it out. It's a slow process, but that's likely all that can be done.

Edit: Looking at the renderings though, it looks like they'll cut into the side of that building. So, they could just rip everything out that way

Looks like removal of the bridge and a portion of the eastern wall (if the finished product resembles these renderings).

It feels to early to be making design recommendations given this thing is in no way a certainty but what the hey...

I assume the reason to remove is to get line of sight to the Arch.  I would like to see them keep the bridge or replace with a steel girded equivalent (i assume the current one is timber construction) and clad it in glass on both sides so that you can basically see through it to the arch.

Here's an expanded rendering showing a ton of new development south of Chouteau and a TopGolf-esque business. Based on the original reporting, the area south of Chouteau, and west of the railroad, would be entertainment focused. I imagine the buildings we see down there would be hope to restaurants, entertainment venues, and a hotel or two. I would also bet on residential going in that area as well to diversify things a bit especially when you consider that the "heart" of the project will be office and industrial usages.

The LCRA heard the tax abatement request for this one today. 10 years at 90% followed by 5 years at 50%.

whats with the big storage tank north of the MacArthur bridge.  Seems weird to propose putting that adjacent to th office retail and residential.

Also seems weird to throw a top golf into the mix.  It seems to muddle the focus of the project.

It's not a storage tank. It's supposed to be a covered open-air pavilion or something.
