The board bill, BB175, a ten-year 50% tax abetment (original bill had 90%) passed the BoA April 19, 2021, the last day of the last session. Mayor Jones vetoed the bill May 10th.

^ Strange thing about this bill is it appears it was filed after the project already was completed and occupancy permit issued. Not sure of the backstory here, but retroactive tax abatement is not something that should be encouraged; especially with what appears to be speculative office space.

I don’t believe it’s been completed.  Never mind I stand corrected based on STLrainbow’s comment.  The paper made it sound like this one hadn’t been done yet.

^ again tho isn't the issue why retroactively abate something that already is completed and on its face fails any kind of but/for test? if there was a confirmed office tenant in the works that was new to the city that may be a different thing, but retroactive abatement in general is not a good idea and unless there are extremely compelling reasons involved here worthy of an exception with this project I totally get the veto.

Does anyone have any updates regarding the latest plans for the area? It looks like a multi-family apartment project may have replaced the previous hotel proposal. This rendering from Sam Light's Facebook page appears to show the proposed apartment building.

Thanks for posting article.

Impressive list in a lot of ways but what stuck out to me is the diversity of small business owners who are making a go of it.

I had the same thought. It appears that might be the case. The existing building appears to have been partially demoed and re-skinned in the 50s or 60s. The original brick can still be seen in the alley.

Looks like Sam Light was bought by Twain Financial Partners if I'm tracing the LLC's correctly.

Though unimpressive now, would be interesting to see if retaining the facade (maybe unskinning and unboarding the windows) would work.  Sam Light was a landmark..

The rendering Tim posted above is what will replace Sam Light Loans and then turn down Locust. That will be a huge new building. Sam Light looks sad, any clues to how it looked before it took a beating?

I was referencing the old facade and three floors above in the historical imagery.  Apparently they were removed at some point.  Can we get something that looks like that? :-D

I agree, the building looks tired from the reclad and such but there are probably ways to reuse, not that it'll actually happen, just spitballing.  It'd be nice not to see the continuous rehash of modern design, but I'm happy to see life breathed into this intersection.  Next step is a road diet, please, and make it a livable street.  It's sad seeing the revolving door of restaurants on Washington west of Jefferson close and open just knowing that Jefferson is a physical and mental barrier between DTW and Midtown.

There are plenty of beautiful, vacant buildings in that area that can be fixed up, but probably better that the Sam Light building goes. No way to get those 3 floors back. The design for the new building looks great.

This seems to have (abrubptly?) stopped. Even the sidewalk wood forms seen in the background of the above photo are still there, no concrete in sight. I didn't see any evidence of construction. Definitely not happening this month, as the article said.

Is this still happening?

Went to the popup for Anita cafe last week. They are still hard at work on their space and aiming for an early November opening. Anita is cool.

Thanks for the info. Maybe the odd halt to sidewalk construction gave the wrong impression. Seems pretty strange that these two businesses are opening soon-ish behind a sidewalk that looks like somebody stopped work on a few months ago.

The duckpin bowling place is definitely not opening soon. It's in that shell of a building at 2639 Locust where it's still a shell with a sign on the front.

I hope some of this stuff will be open before SLU weekday basketball games. Could use some more options beyond the old trusty brown paper bag of bum beer for drinks on the walk from downtown west to midtown.
