Two separate threads mention the projects that will take place here, so I decided to create a new thread to specifically focus on just the JC Midtown (Jefferson Connector) project.

This thread will cover the following projects...
  1. Old Ed Roehr Buildings: Conversion into Office and Retail Space (under construction)
  2. 2647-53 Locust: "The Eliot", conversion of the 2-floor building into office space and Airbnbs (completed) and the conversion of the 5-floor building into Loft Apartments (planned).
  3. The Candy Building: Conversion into retail/bar space (under construction)
  4. The Boxyard: A retail development with office space. To be built on the Northside side of Locust (proposed)
  5. Parking Garage: To be built East of the Beaumont Building. Retail on the first floor. (planned)
  6. Hotel: To be built at the corner of Jefferson and Locust. (being reconsidered)
  7. Beaumont Building: Conversion to Live-Work spaces and lofts (under construction - dedicated thread: beaumont-telephone-exchange-2654-locust ... t1663.html)
  8. 2741 Locust: Conversion to office space (under construction)
The project is supposed to be completed sometime in 2022. As shown above, some projects are underway. The renderings below give you an idea of what's coming to this area. The two newest ones, of the Candy Building and the Boxyard/Office, are from the STL Made banner that was put up at the old State Farm building last Fall. I did not include the hotel rendering since it's currently up in the air.

^ I like that rendering of the Box Yard. I'd be happy if they got just one of those stores to fill their retail space.

These Boxyard stores will be pretty small, like the ones in Tulsa. It would be nice to have any of the companies you see in that photo but I'm 99% sure it's wishful thinking. Especially Slalom on the office building.

Social media accounts were launched for this project over the past few weeks. The project is being named "JC Midtown". There are social media accounts on Twitter, Facebook, and Instagram. I linked them below.

Below are progress photos as of April 20th. I plan on taking new photos soon but nothing too much has changed since April 20th. Interior work is continuing on the Beaumont Building and the Candy building has a wall erected to keep people out.










In regards to the hotel portion of this project, it is being reviewed since the Wells Fargo campus will get a Kimpton Hotel. I've seen a rendering of the Kimpton Hotel and I think it will brighten that area up, but that's not for this thread. So... the hotel is up in the air at this point. They could choose to go with another residential building. The parking garage is still planned as is the Boxyard. We should hear more on the new construction portions of this project some time soon. With social media pages launched, I would pay attention to those for announcements regarding JC Midtown. 

This will be a transformational project that will hopefully boost the surrounding area into seeing additional renovations (much like what we are going to see a block North of here on Washington). At this point in time, this project is full steam ahead. Stay tuned for more announcements.

Is the three-story building going to be rehabbed or demoed? Looks quite old; probably shows up on the Compton and Dry map. Nice to keep a mix of eras.

Walked past yesterday and the Beaumont was thriving with activity. They are going balls to the wall on this one. Really happy to hear that the boxyard is still a thing, although I would have been thrilled just to see all the renovations come though.

Slightly unrelated, is there any substance to the rumors of a Starbucks going in at Jefferson and Washington?

I ran down Locust from Midtown until about 20th street and then drifted over to the MLS stadium site. I was with a friend of mine who lives in Webster Groves, and I was able to splurge my knowledge on the future additions to this corridor bestowed upon me by my fellow users. He was astonished that there was this much activity going on in a seemingly quiet area of St. Louis. He also remarked that, while he has never been, this was the closest thing he's ever seen to New York City. I took him to the MLS stadium as we are both huge soccer fans, and he just gazed in awe and said that we were standing on history. Getting back on topic, he was super excited about the box yard concept and said that he would love to live in one of the new apartments that come with this project. Unfortunately, we will both leave for college in a couple of years, and he is set on moving away thereafter. For the cherry on top, he said that he was going to come every year and stay at the Pear Tree Inn just west of the stadium site, and he also mentioned that it was super cool looking; that was the Webster Groves in him. This was kind of a long way to say that this project, and several others, are also exciting from a non-urbanist standpoint.

I’ll have to get approval if I can share the rendering and details. It’s a new hotel flag to St. Louis, so I’ll give you that

The hotel was officially scrapped, for now at least, according to the Business Journal article. It was cancelled in response to the Wells Fargo Kimpton Hotel that I mentioned earlier.

Incentives for other projects (2639-41; 2700; 2704; and 2712 Locust Street) were approved. A 57-stall parking garage is planned as well and was part of the incentive deal.

On another note, there will be. thing here called the Midtown Sporting Club. That will be in the 3 buildings formerly occupied by Ed Roehr. There's also. website for the project: https://www.experiencejcmidtown.com 

Despite losing the hotel, this project will do wonders for that block of Locust. Just need the Boxyard to happen.

Idk what it is but... I just don't really like it. I wish it came out to the curb and had more glass. I am not totally opposed, though. This area has a lot of potential so I would have liked to see a more striking design.

^ Yep, it does kind of have those vibes with the white, the squareness, and the poles.  I was unfamiliar with this hotel, and can't tell from the picture - is this based on an existing building? Or will this be built on part of that parking lot by Wells Fargo?

As I understand it not demolition. Supposedly it will be gutting and re-cladding the existing buildings.

I think a residential mid-rise would be better suited for the site on Jefferson and Locust. Preferably, it would look something like the Forest Park TOD.

Not mentioned previously is that Wells Fargo Advisors regularly brings their new FAs to STL for education programs on their campus. I believe they've often put these FAs up at the Pear Tree Inn down Market; now, they'll be able to host them on campus. I also would think that the C-Suite executives and visiting business contacts (wholesalers, etc.) that come into STL will also be staying there, rather than at maybe the Ritz-Carlton or the Pear Tree Inn.

Jassen Johnson’s new project, at 2647 Locust St., also received approval for 10-year tax abatement. Johnson and his Renaissance Development Associates firm plan to redevelop the property into seven apartments, five live-work spaces, a restaurant and 23,000 square feet of office space for roughly $4.8 million. The property is part of Johnson’s Jefferson Connector project, a $70 million mixed-use project with a retail and restaurant center made from 35 shipping containers, apartments and offices in Downtown West.
