I think St. Louis has better days ahead of it, days which will warrant towers like that -- but I agree that we're not quite there yet. 

That elusive 500'+ landmark tower can come back in a different spot someday and be just as powerful.

^ I would agree that another spot not directly on Kingshighway could be just as impactful, particularly the lots off Lindell/Euclid or West Pine, since anything built of height would buffered by the surrounding buildings. My rendering is a bit too tall for that particular lot, IMO, but I was surprised at how sexy this design is in a taller form.

That and a rebuild of the Montclair on the Park site are probably the last two lots along Kingshighway at Forest Park that could get high rises. Could the park at Clayton/Kingshighway ever be developed?

No, that's actually part of Forest Park.  The city would have to sell the land, which would be a herculean task to get approved. And even if they were able to somehow get voter support to sell the land, it would have to go through a formalized bid process. (This is the waaaaay oversimplified answer - it would be nearly impossible to ever get done in my opinion. Same reason why the new MLS Stadium doesn't actually include Aloe Plaza West, but the team is improving it as a plaza that the city still owns as technically still Aloe Plaza West park).

😂 Getting off topic a bit, but was there even a park bench at Aloe Plaza West previously?

But about that park south of Clayton Rd, who even uses it? Or Hudlin? Those plots of land are just leftovers of Forest Park after Kingshighway and the highway were built. I say let the city sell it no matter how many hoops need to be jumped through.

To me you’re not wrong. Didn’t know they were parkland until a year or two ago (or seven, I can’t keep track anymore…) Sell them. Just do it according to City law…personally I think they'd be l better used by the medcenter.

I think it is a beautiful infill tower the way it is. I like density more than height myself. I think it is a great proposal and will look super along the dense CWE skyline.

I lived there from '05-'08 and enjoyed it -  jealous that the seem to have refreshed it since I moved out.  Generally a mix of WashU/Med students and older folks.  Personally, I think the location is perfect. 2ish blocks to the metro, across the street from the park, 2 blocks to Straubs (and now WF), tons of restaurants, 2 blocks to a movie theater.

This is an insane take lol like almost all of the historic apartment buildings in the Central West End have window unit A/C. 

Other than the Montclair's parking lots, I don't get the hate for the building. Nice massing, unique local example (along with its twin the Parc Frontenac) of 1950s high-rise architecture.

Interesting.  I always thought of the Montclair/ABC Condos/Parc Frontenac stretch of Kingshighway as STL's version of the Upper West Side.

There's some residential parking under the building & the lot on the north side is (was) for residents, as well.  15 years ago, the south lot was more for patients of some clinic that was on the first floor.  There's the parking garage just down Laclede that would probably have capacity for the 40(?) spots if something were to go on the northern lot.  I'd think the 2 main issues with building on that lot would be (1) blocking the northern views of the park for Montclair residents and (2) the garage that's below the lot that would need to be dealt with.

Yeah, without parking I was envisioning just a 1-3 story building (maybe just build a parking deck on the roof?), basically something to make the street-level experience more pleasant, not any major or signature structure.

MAC Properties completely renovated the inside. It's very nice now, but way too expensive.

^ Leave it to the UrbanSTL crowd to assume this building should be demolished haha.  Frankly I think most folks here are full of sh*t…the Montclair isn’t going anywhere, anytime soon.  I personally think CG’s comments had more to do with reworking the Montclair’s parking lots instead of an outright demolition and replacement.  Maybe that’s what they meant…I could be wrong though.  Either way, the Montclair isn’t going anywhere and people, especially here, should stop pretending otherwise.
