^Yes sorry to cause a fuss. I was more talking about the empty lots on both sides of the building. I don’t know much about Montclair itself, but it sounds like it’s nice enough to have some longevity. The building probably should’ve been built to cover the entire lot when it was constructed, but now they should probably at least build something on the empty lots. Even just a two floor mixed use building would do the trick. I just don’t like the look of empty lots next to Forest Park

Liking what I hear so far, no skimping on finishes, better street activation than 100, telescope on the roof. Patio on Kingshighway and lobby open to public.

Honestly…I love it. I think 100 should remain the showpiece. Taller towers can rise behind these like they do on Michigan in Chicago and the Central Park borders in NYC.

I like the outdoor areas alot. Good to see there will be some retail too. That parking garage needs to change, though.

I know it won't happen, but it would be really if the second balcony was a wrap-around restaurant/bar. Something like that right on Forest Park would be incredible.

Retail will be a coffee shop. The entire lobby (10,000sf) will be open to the public during set business hours. People can user the lobby as a meeting place, coffee shop, or use the wifi. I was there, so I can talk a little bit about it what I thought was the most significant.

A couple people brought up it not meeting the set back on Lindell that the historic ordinance calls for. I think it could be good thing for it to be close to Lindell to help calm traffic.
Meanwhile on Kingshighway it's not supposed to have a setback. I think it's the FBC that calls for that.

^ Based on this site plan the tower itself seems to be pretty snug on the corner. The garage could use some better activation…as has been stated here previously. But looking at this depiction, I’m not sure how much closer they could move the building itself:

^I'm liking it. Sure, the garage could stand to be spruced up a bit. And a restaurant with a balcony overlooking Forest Park would be absolutely the bomb. But all in all I think it's pretty great.

It would be cool to have a rooftop bar/resturant that is open to the public. But I am always wanting more rooftop bars.

Looks to me like this one's gonna have much finer finishes and detailing than One Hundred. Look at the fenestration just above the lobby level.

I don’t know if this project will move forward or not but sh*t arguments like this to finesse tax abatement sure don’t help. (There are much more effective arguments but I charge for that)

A few of my notes tonight (comments from development team and public). I posted more on my blog, so I'm only choosing the bigger parts.
  • Andrew Yule, of Albion residential, talked about how this site was chosen. He mentioned how his team originally looked at Clayton before landing on this property and felt like it was a perfect fit.
  • Andrew explained that his company are long term holders of investments and build high-quality buildings that are built to last and become an icon for neighborhoods.
  • Andrew says that public feedback is critical in making this a great addition to the neighborhood. He encourages feedback from people.
  • A variance is being sought to allow the building to sit a few feet back from the Kingshighway sidewalk to create the plaza. Current zoning rules require the building be built up to the sidewalk.
  • Art on the plaza will be mosaic tiles. The plaza will also be activated in more than one way (outdoor seating, a guitarist, and so on).
  • Bus stop will be rebuilt and slightly relocated.
  • Neighbors at the St. Regis hope for a smoother construction phase than what happened at One Hundred because they said that was a nightmare. The neighbors also were skeptical of the staging area for construction being next to the Del Coronado building (on a parcel Koplar owns).
  • A property tax increase of 400% is expected on this property even with an initial incentive. 
  • 450 union construction jobs will be created during the duration of construction.
  • A bike and car share program will be provided to residents.

Ah, leveraging city vs county again for incentives.  Love to see it.

I think this is a quality project.  I do not want to see this 95% abated or whatever.  Maybe 50%/10 years.

At any rate, the land use productivity of a 30 story building to the tax rolls versus a surface lot should be weighed.  That and added feet on the streets.  But how much are the lease rates going to be?

Rent rates weren’t mentioned, but I imagine they’ll meet what 100 gets easily. The development team mentioned multiple times that this will end up being a better product than 100 at the end of the day.

I would love to see a rendering from the same angle as the rendering of 100 when it was proposed, all three beautiful buildings lined up along Kingshighway will be quite a scene!

^ Yes, they referenced 100 in a not so positive light on several occasions including a lack of connection to the street, sharp and angular (cold) design, inefficient execution during construction phase and poor choice of material (metal panels particularly).

I didn't hear it that way. I heard " We came to St. Louis to check on a possibility in Clayton, but it was lame. We took a drive around, saw One Hundred, the parking lot, and found the perfect location for us."

The more I see and read about this project the more I like it.  Beautiful building, these angles showcase it better than the initial release.

Hopeful for that retail to get added but I love the plan for the plaza, local artwork and space for musicians is a great idea.

Possible to use the alley for the garage entrance? Or is it an issue with too much traffic for the alley to support, turning onto higher-traffic Kingshighway, or lack of left turn given the median on Kingshighway?
