Agree 100%. In fact, I'd say there are plenty of spots along Lindell, between Kingshighway and Vandeventer, that could be home to comparable apartment buildings, including Optimist International and the SW corner at Euclid. The SE corner of McPherson and Kingshighway could also successfully fit one of these, too.stlgasm wrote: ↑Sep 28, 2021... this stretch of Kingshighway has a distinct big city flair, and every one of the high rises lining the park would be right at home in New York.

The teases are to get people to think about what could be coming to this site. Ultimately, the plans being shared comes down to if/when Koplar can get certain components together and when he decides it's a good time to share the plans.sc4mayor wrote: ↑Sep 09, 2021^ Stop teasing us already!
Think we'll see something this year?
It depends. Lots of moving parts.pdm_ad wrote: ↑Nov 03, 2021(waiting impatiently)chriss752 wrote: ↑Sep 09, 2021I will continue teasing up until I post the project one day as a surprise. You must have missed it -

^ Not enough curb cuts. Otherwise, it's great! /S
In all seriousness, I love how 100 has really filled in the CWE skyline and I hope this will be another stunner. Has anyone (besides Chris) seen the plans?

Super excited to see what goes there. 100 is such a great building, hoping it's something similarly unique and deserving for such an important intersection.
FWIW, the younger Koplar has always expressed his desire to build a landmark on this corner; something to live up to his grandfather's (?) legacy across the street. I guess we'll find out soon.
I love it. World class building and its complimentary to One Hundred and also the new Barnes Jewish towers

Kind of underwhelmed. It needs to be taller. I.E It kind of reminds of me of the Beer Can Building in DT Tampa... Maybe we can name it officially the Budweiser or Stompy Tower. Anywho way disapointed

I think it looks absolutely gorgeous. It has superceded my expectations. Giving me capital city vibes.

Is the building great? No. But a 30 story building just slightly shorter than the 100 tower is perfectly acceptable given the decades upon decades of empty parking lot.
Trees on top!
Looks good though I look forward to seeing additional renderings.

This thing is DOA if they think they’ll get “public subsidy” as stated in the article. Best they can hope for is city buys materials so it’s tax free and city usually doesn’t care since most of the materials aren’t from within the City so it’s not losing sales tax revenue

Something tells me they’ll make it pencil without the subsidy. I’m sure they figure it can’t hurt to fish, though.dbInSouthCity wrote:This thing is DOA if they think they’ll get “public subsidy” as stated in the article. Also, should be noted that the only reason they’d even potentially need subsidy is because they’re going to have 300+ parking spaces. Sheesh.

Thank God they plan on hiding the mechanical stuff on the roof, unlike One Hundred.

Stl BJ - 30-story, $135M apartment tower proposed at Lindell and Kingshighway
https://www.bizjournals.com/stlouis/new ... posed.htmlSt. Louis-based Koplar Properties, which owns a parking lot at 4974 Lindell in the Central West End, and Albion Residential of Chicago said they hoped to break ground on the so-called Albion West End, which would also feature 340 parking spaces and two ground-floor retail spaces, at the site this fall. It's also to include a 10,000-square-foot lobby, co-working spaces, a fitness facility with an outdoor pool, and a rooftop deck including a sports lounge and "stargazing room." Units on the 24th floor are to have walk-out terraces.
Sad to say, but they need to throw that number of spaces in there or else the neighborhood will come out raging against it.SeattleNative wrote: ↑Feb 22, 2022Something tells me they’ll make it pencil without the subsidy.
