Nighttime construction has the neighbors upset, and it's actually been suspended for the time being.

Amazing how poorly governed U City is no matter who ends up on the City Council.

STL BJ reports that Larry Chapman and Bob Clark have taken over this project.

Ooff
But the cars that drive by the site, and the many more that will come to visit Costco, are at the center of Chapman's strategy for landing new tenants. He said he's focusing on traffic-oriented businesses that would generate enough sales to pay back the TIF. So far, no tenants have signed leases.
“We must have businesses that generate sales tax in order to remain sustainable
Translation- we must shift sales tax base from elsewhere so we don't have to merge.

"We need a Costco, to attract other businesses, to shoulder the burden of subsidizing the Costco, because it won't be able to pay for its own subsidies."

Seems like a good idea.

^ Amazing that Chapman thinks downtown is a bad investment but this isn’t…

Construction is underway. First thing to go up: An eight-foot-high concrete block wall running along Olive.

Update on the south-of-Olive portion of the project from U City Councilman Bwaine Smotherson:

"Everything on the southside of Olive has been bought or under contract right now except for two businesses. Mayflower Court is still being developed and is identified as an apartment building site but real movement won't happen until next summer or fall. All of the Briscoe apartment buildings have been bought or under contract. Tenants are being notified as that process moves forward toward closing.

Demolition of buildings on the southside should start by the end of the year and/or early next year.  That also includes work on Olive to widen the road which shouldn’t create a traffic issue.

Finally, the dirt that is being piled up on the southside will be used to raise the entire southside to match level of Olive.  This will happen when all of the buildings on the southside are demolished. "

Thanks for the update. I drove past that pile today and wondered what was going on with it.

Drove by the concrete wall on the Northside of the street yesterday. The wall is terrible and seemingly unnecessary element that adversely impacts the streetscape.

Yeah, the wall sucks, but at least it blocks the view of the 3,000 space parking lot (or whatever the actual number is)? I at least wish it was set back a little further from the road, but they gotta squeeze in every possible parking space. Missed opportunity for a tree-lined buffer area for sure.
