I'm in with Timmy,  curious if the Armory now that they are finally getting on solid ground even though different than originally envisioned will have some good news on phase II residential sooner then later.   Can only assume that Foundry slowly but surely moving forward on one end and next phase of Steelecote/Target has to help, indirectly w perception, secure financing to move next Armory phase forward.

I also think that more then ever that the powers to be must see how important it is to get these developments tied together with even more connections via greenway, spring ave viaduct, to an at grade Grand & FPP intersection and revamped Grand Ave/I64 intersection.    Talk about a nitty gritty urbanize corridor that can add even more character and development to the area despite SLU best efforts to qualify convenience stores as signature developments.

Armory would have been lifeless after 6 PM as offices.  Now it adds a major amenity for nearby future residential development and will bring activity from those who don't live in the area.  I like it!

Yes, like any office building it’s lifeless after workers go home and a rec hall and a bar will also mostly be life less while workers work.

Of course.  My vision of Midtown is heavy on residential and activity-based developments.  Offices may eventually come to the Foundry but frankly I'd rather it be residential.  Plenty of nearby offices in Cortex (with almost no residential).

I would think that SLU and/or WashU students would use it while “workers work”. Lots of students don’t have full schedules during the day and many have full days off if they load up on classes on certain days. Hopefully that’s the case.

You could say Grand Center corridor will be well on its way to be residential/activity based development when Steelecote/Target phase breaks ground, Foundry Phase II residential tower breaks ground, Armory proposed phase II & then add in the Armory Rec as well as possible TopGolf or comparable not too far away.    Having CORTEX see more office/lab to the East, SLU campus to the north & SLU med school/SSM to the south is a pretty good mix of things.

I 2nd this. The office space was different but to me seemed a little weird and out of place. I personally think the new concept fits better and I am more excited about it.

^As DB said, it's impressive that they've done so much to turn it around and remake it as something completely different when the anchor tenant backed out and the whole thing almost fell apart. It should be a good fit and I wish them every success.

^^ ^^^ ^^^^ I tend to agree with you all on this point, SLU and WashU students will have an outlet during the day and later at night and the biz crowd could use in between. 

^ What gets me excited is how much change we've already witnessed in this area and the potential change over the next several years. Very impressive considering what it was just 5-10 years ago. Is this the hottest neighborhood in terms of development?

I'd say it's the hottest.  In the near future I think Grand could be the closest thing we have to a 24/7 activated area ala Chi or NYC.

Walking distance to the food hall and a brand new grocery store. Adjacent to the light rail line and the city's busiest bus line. How terrible.

^ As Aprice noted, some real progress around Armory and amenities with ever improving access and connectivity    Don't forget a new Target going in on the other side of the Viaduct, what a short 5 minute walk, and the cultural epicenter for the region in the other direction w Grand Center, a 10 minute bus or Uber ride.   Getting Grand & FPP rebuilt as an at grade intersection and further build out of the Brickline will only make things better.
