I think you could do something like this and meet seismic standards. The structure would be the metal frame inside the building then the existing stone is essentially a masonry facade with a braced frame behind it. This one on Olive is much less attractive version than the Boston example, but the concept of a new building within an existing shell can be done in this city.

It's not as monumental a structure, nor as trendy a neighborhood, but I'm really glad to see them reopening. And honestly, I'm glad to see Chippewa get some love. I wasn't even aware the funeral home had closed. Wish the Southern Funeral Home had seen such an event.

Not necessarily. Agenda items get pulled all the time for various things. Ie if he applied for 20 units and now wants to do 18 or 22 or another number he can’t just ask for that at the hearing since Board of Adjustment requires a 2 week public posting for what will be done at the property. So if this was posted for 20 units and now it’s 22 it has to be re posted and he has to go back inline which is like 4-6 weeks

Adam Kuene said Wednesday that a subsidiary of his Armin Properties recently bought the old Karpeles Manuscript Library Museum building at 3524 Russell Boulevard. He said he'd like to turn the building into 19 "high-end" apartments.
"We're going to restore the outside to its original condition," he added. The Greek Revival structure, built in 1911 as a Christian Science church, housed the museum from 2015 until the fire in 2019.

It's been there for years - like 10+. There's a reason why it hasn't sold, because they want so much for it and because they have restrictions on what it can be used for.

That mortuary has been a burned out wreck for six months or a year or more. I see it every time I drive down Chippewa. It's a shame, but it's not really new. And much less of a loss than their other building. Any news on that other building?
