Hey get out of my head! I think I've said this exact sentiment around a million times by now.

With all the development going on throughout the city, the two lots at the start of this thread, the auto shop at Arsenal and Morganford, and the Ruler foods lots have far and away the most potential/highest ROI of anywhere in the city in my opinion.

I am genuinely astonished every week that passes without a significant development proposed for any of these sites.

The issue with a TJs there is that the loading docks are behind the building and therefore trucks have to go down a residential street.  Know a few people that live there and they say that a car gets hit at least once a month for Ruler Foods, which I imagine would have less trucks coming to it than a TJs would.  I would certainly love a TJs around there, but I would think it would be a nightmare for anyone that lives behind it (even more so than Ruler).

Multi-fam on that lot would be large and most certainly have it's own garage which would likely enter/egress from whatever the street is off of Grand there and loading docks would presumably be built into the garage so I don't see this non-existent wish of a pipe dream as being an issue in that regard. 😂

How about instead of TJ we keep the Ruler Food? Ruler is fantastic and CHEAP, especially in this town that has no grocery competition leading to absurdly high grocery prices.

I dont know how many locations in the city are viable for the 1st TJ's in the city, but would have to think around TGP would be near the top of the list.  If not this site, then perhaps something further south on Grand.  But Id wager if a TJ's took over that space, there would be many other locations nearby for Ruler to occupy.

TJ's would want more parking that this site could offer, and it would probably want to be as close to the central corridor / I64 as possible to maximize the neighborhoods it would pull from. IF a TJs ever is built in the city, my money would be on a site like Iron Hill or near Mill Creek where a developer is able to build multiple bigger box stores.

Trader Joe's wouldn't select that site for a variety of reasons. 

If Trader Joes were to come into the city, I believe they would do it somewhere in the Central Corridor - but even then, why? 

The Central Corridor pretty easily connects with their existing location in Brentwood, where they get the traffic numbers and surrounding area income levels that they're looking for. I believe, believe it or not, that Trader Joe's even looks into how many nearby homes have subscriptions to Bon Appetit or other food magazines when considering new locations.

^ I live nearby those lots and while I'd love it, with a Schnucks just a minute down Arsenal I couldn't see Trader Joe's opening there, and as stated the lot is far too small to accommodate their parking / trucking needs.

If Trader Joe's did come to the City I could see it as a BPV Phase 3 tenant to cater to the high-income residents of One Cardinal Way, or perhaps near some of the big new apartments in The Grove.

If the ones with the capital only knew of how south city, moreso, Tower Grove, operates...they would know this corner would be a fantastic site for housing!!! Along with the stretch of old unused residential/retail/non-profit establishments trying so hard and failing. What a waste to keep this area an eyesore and an empty row across our great park to decay like post soviet bus stops and memorials..!!  Walgreen's corner and the northern way ...but starting with Arsenal/Kingshighway...a complex of market priced and affordable , or even subsidized new homes would be foolish not to consider!  Even from the corner going up behind the lot up Arsenal toward a closer hop to a great huge grocery store, that so many cannot easily get to...as most our city is a vast food desert, and yet the answers are right below their stuffy greedy noses. Maybe another Lux Living project or something the city and its new governess could get behind .?!

After Bailey's bought the SE corner lot (vacant used car dealer), Garcia now has a listing for Modern Kitchen & Bath, immediately south running the block up to The Royale.
Dream world: Would be nice to see someone with vision and money put the lots together, remove the alley connection to Kingshighway, and build something significant here.

The former Walgreens building is now surrounded in fencing.

This is new. The fencing wasn't there a few days ago.
