Funding for planning and the federal grant application was approved for another Streetcar Extension. This would take it from the River Front Phase 1 terminus(whose construction is already fully funded) to east Berkley RF or Isle of Capri.

Around $300k in funding for a feasibility study to turn the aging Buck O’Neil bridge into a pedestrian park has been approved. KC has until 2023 to decide what to do with the bridge so this should move fairly quickly if they’re serious. The renovation concept has received wide praise including from Mayor Lucas.
HOET Landscape and Architecture recently produced a rendering and project overview should they be hired to execute the project.

Once you add in the half dozen apartment projects in RM and the Berkley River Front development, the area could eventually become a regional draw. I believe a pedestrian amenity bridge of this scale would be one of the only ones in the country. Imagine enjoying a dinner while over looking the river. This needs to happen.

This is on top of two 20+ floor buildings they have planned for the Crossroads. Cordish and their partners continue to refine the programming for those projects.

Project dead after the KC City Council wanted to mandate affordable housing, free public parking, and a minority owned and operated retail space. Developer said this wouldn't be feasible. Council passed the amendment 7-6 but when it came up for a finalized ordinance vote, Councilwoman Shields encouraged all 12 members + the mayor to shoot the ordinance down since the project would be dead anyway. ^But should luxury leaning projects with no public element get incentives to begin with. Saving the existing building that has local historical sentiment is a factor but there are already historical tax credits. Incentives are great for kickstarting a troubled area or providing direct public benefit but is questionable for private luxury projects and the streetcar is the kickstart for area not this project. If the developer didn't have the project financed even factoring saving building then maybe they shouldn't be in the game to begin with.
From this point on, projects in areas with existing forward momentum that request incentives need to be in proper context, inappropriate for purely market rate luxury buildings in most cases. The demands are silly but so are incentives for private luxury buildings.
The developer should simply add some broader publicly accessible/beneficial elements if they want incentives. They also should've understood local politics and factored social trends before requesting incentives. Instead they wanted to turn a local icon building into purely private luxury use and had the balls to ask for public aid.

With Waddell and Reed out of their building at 1400 Baltimore, it now becomes a spec office building, which is a big test for the KC market. Will a big office tenant or multiple tenants bite and fill it up? Or will it remain vacant for a few years, or more, after completion? Either path this takes could mean big swings in future office development in Downtown KC and the surrounding area. If it fills up, then you'll probably 13th and Wyandotte and Strata make a return. If 1400 Baltimore fails, then expect to see minimal office construction.
By the way, the building was rebranded 1400KC and is 260,000sf with rents at $38.50sf full service.

Plans for a 2 million sqft data center and 1,000 parking spaces have been filed. The project will be located within KCMO in the northland. Incentives already approved. The tenant is remaining anonymous for now but is likely a hyper scale data center user (Apple, Google, Facebook, etc) and will be using the center for their own use.

Cordish closed on the final pieces of land needed for their double highrise project in the Crossroads. They repeated today they will be having 4 towers going up at once in 2022. The crossroads project will break ground in Q3 2022 and open in 2025 or 2026.
