That pallet yard right at Virginia and Chouteau was recently cleared out. Looks almost empty today and the trailers are gone. Progress of some sort I suppose.

This is one project where I believe if someone had a scoop, renderings, or timeline, we'd have heard about it by now. The good news is that the site has been cleared (for the most part) and street vacated, but unfortunately I don't think there's anything to share that hasn't already been made public.

Purely speculative on my part here, but if Topgolf does ever come to the city at Chouteau and Compton, I think we might see their newer open air concept that includes mini golf. One recently opened up in Chattanooga: https://topgolf.com/us/chattanooga/

I happened to drive by the TG in Chesterfield today, and it re-enforces my hope that this does NOT get built in the City; that thing is a hideous monstrosity, marring the view for miles around. Aesthetics matter.

To go off Framers point I wonder if something can be done to "city" up a Top Golf a bit. Perhaps the poles can be extended upwards, each one adorned with a St. Louis flag? Maybe the netting can act as a projection surface of some kind?

I don't believe it is dead. COVID-19 and related issues caused it to be pushed back a bit. I think we will hear more this year on it. I'll check in on the status with some people.

Obviously the crowded nature of Top Golfs don't work well in our current environment (though the one in Chesterfield still seems to be doing a brisk business)...but I recently read about the huge explosion in the popularity of golf during the pandemic.  Once we get past covid I could still see this as being a worthy endeavor.

I’m still somewhat optimistic this won’t be too ugly. 300-500ish jobs and strong sales tax generator for a lot that is not currently generating much.

I'm 100% for this.  Great draw for underutilized land.  The location will capture all the demand from STL core and the Metro East.

^I agree, so much of the city is just dead space. There is nothing wrong with using industrial, unpleasant areas of the city for these types of uses. Although we all want to see the city busting at the seems with mixed use development, there is simply no demand for it. Attractions like this remove blighted land, add to the tax base, and bring more traffic through the city. I will likely lead to more associated development as well. Who knows maybe we get a Dave and Busters or Indoor Skydiving nearby. I've seen those type of establishments pop up near other Top Golf's.

The half vacant half industrial land at Chouteau and Compton is a perfect opportunity for an entertainment zone filled with large and less walkable attractions like Top Golf and those mentioned above. I love Cherokee St but let's be honest, indoor skydiving doesn't belong there. Neither does it belong in our other walkable corridors. 

This area has proximity to the central corridor and high visibility but isn't currently much of anything. The Gate district is hardly historical these days, especially on the north end.  I would be hard pressed to find a better spot for this in the city outside of that "island" bounded by 64, the train tracks and Grand.

I drove by Top Golf in Chesterfield on a coolish Wednesday night a few weeks ago. The parking lot was full and I can only assume people were inside paying $9 for a draft beer, $15 for chicken wings and $45/hour to golf.

Would it be nice if Enterprise Holdings had their new headquarters there or it was a bustling residential area? Yes. Are Top Golfs ugly? Yes. But this is the type of things we need back in the city and the location is right.

Exactly, another thing people rarely think about is that these types of developments bring jobs to our large unskilled labor class. The location is transit accessible, will provide a few hundred jobs to low income city residents, will improve the infrastructure around this area, etc. The problem we have in St. Louis is that many of our tourist attractions and entertainment destinations are so spread out and lack transit access, so many of those businesses can't even fill entry level job positions. Call me crazy, but would having a Walmart in the city really be a bad idea?

This, Rec Hall, and the Foundry are clear starts to a new "college town" in Midtown. Future phases of Steelcote will make that more apparent too along with a new plan for Iron Hill.

SC4Mayor, your overlay isn't too far off from what I thought. Although I pictured this being oriented North-South with the building portion fronting Chouteau and the nets fronting the train tracks. A parking lot/garage would then be built along Compton. This way, a compromise can sort of be made with Pier Property Group about protecting the views of Downtown from the upper floors of the Loft building (nets would be in the way but they're not as obstructive as a new building would be).

It should also be mentioned that SLU now owns everything to the Southeast of Theresa and Papin, and since they own the TopGolf site, I wouldn't be surprised if that block became parking too. Or maybe they'll choose to issue an RFP or renovate the buildings there into bars/restaurants.

^ With that orientation you would have a fantastic view of CWE, Midtown and downtown. I'd love to see this happen.

The FAA paperwork is relatively old, has anyone heard any whispers or anything on this project?
