The other large-scale project by Green Street in the Southwest corner of the Grove neighborhood. This project consists of 6 buildings on multiple parcels. Each building has been given a name, which I mention below.
  1. Booker: 33 units (4 efficiency, 29 one-bedroom) - 4402 Vista
  2. Blake: 27 units (2 efficiency, 24 one-bedroom, 1 two-bedroom) - 4401 Vista
  3. Knox: 22 units (all one-bedroom) - 4420 Norfolk
  4. Ashe: 18 units (all one-bedroom) - 4453 Vista
  5. Iva: 35 units (9 effieciency, 19 one-bedroom, 7 two-bedroom) - 4484 Vista
  6. Marshall: 28 units (8 efficiency, 16 one-bedroom, 4 two-bedroom) - 4447 Hunt
Total Units: 163 units (23 efficiency,  128 one-bedroom, 12 two-bedroom)

All architecture work here is done by JEMA.

There's a ton of posts for this and the other Greenstreet project in the New Life in the Grove thread, including updates on the zoning process (viewtopic.php?p=318941#p318941) Would it make sense to pull those updates out and into this thread?  Not sure if any Mods have that much free time on their hands!

^ It might.  I would say this is a big enough project for its own thread.  While the New Life in the Grove thread could be turned into an "Infill and Rehab" thread to document the small scale new builds and rehabs.

I really, really like the Marshall building too, by the way.  More of those all over the city please.

No, at least not in the traditional sense of providing affordable housing for the city's lower-income population.  

When this initially rolled out there were going to be some 60% AMI income-restricted units, like the Adams Grove development involving RISE.... unfortunately that has been dropped, but a significant number of units will have rents targeted at "workforce housing." Not sure on the details for this project, but usually this translates into mostly young professionals that aren't lower income but may be priced out of a neighborhood with high market rate rents.  Sometimes these are just the smaller efficiencies, etc. that naturally will have lower rent than larger apartments, but it's possible tenants here will be screened for income.

Seeing this makes me even angrier that Drury is allowed to let those properties along Kingshighway deteriorate

I can't say much on this but can tell you it likely won't be that way for long. Hopefully I'll have more to say here soon.

Are there plans to re-open Swan, Norfolk, and Vista to Taylor, or will the cul-de-sacs remain?

Yes, this is planned once everything else is completed.  All the streets should get a fresh coat of asphalt too.

I'm a little confused by the orientation of this rendering. Is this view looking south? Is Terra going up just out of frame to the right? 

Also, are all these buildings going up simultaneously?

I find it funny how everyone got the same Press Release and all stories are going out at about the same time. Now for the fun part, see what the reactions are from people on the Post and KMOV. Suburban residents reactions are what I'm waiting for.

I often get comments on my articles like "The CITY is DEAD" or "why would ANYONE live in the FAILING city", lol. They say that as home prices in the city skyrocket and multifamily occupancy is topped out at many of these buildings in the Grove by Green Street, for example

This part interests me:  
The development is also another example of the new Greater St. Louis Inc., formed by a merger of Civic Progress and the St. Louis Regional Chamber and Downtown STL, financing projects that align with its emphasis on revitalizing the urban core. Its Arch to Park Equity Fund made a "patient capital" investment to help finance the project, according to an announcement.

“By developing housing with attainable rents in a location that helps connect people with jobs and career opportunities, we are showing what transformative, inclusive growth can look like," said Valerie E. Patton, Chief Diversity, Equity and Inclusion Officer for Greater St. Louis, Inc. and President of the Greater St. Louis Foundation.
Hope to see Greater St. Louis getting further involved in other large real estate development projects around the region.
