The Delmar Loop has seen several major improvements in the past year and a half. Blueberry Hill received a face lift and a sporty canopy. The building across the street has been renovated and houses a variety of interesting shops and restaurants shaded by attractive gray awnings. Now, a new development pushes the rehab activity further east into St. Louis City. Paul and Suzanne Schoomer (owners of Paul's Books, 6691 Delmar) and contractor Dennis Schoen are partners in the renovation of the commercial/residential building at Eastgate and Delmar. The development, called Parkview Centre, is in the demolition stage presently, with availability of retail space within three months. The building, part of the Delmar Loop/ Parkview Garden National Register Historic District, is a very good example of early twentieth century commercial architecture. The renovation which meets the required federal standards promises to return the structure to its original handsome appearance. There will he approximately 11,700 square feet available' for retail or restaurant space. Individual stores will have finished and painted walls and two-hour fire rated ceilings with either tiled or carpeted floors, new central heating and air conditioning units, plumbing and electrical, and 1/2 baths. Basements will be sprinklered with smoke detectors and fire horns. Rental rates run between $6.00 and $8.00 a square foot depending on location. The apartment units will be ready in four to six months. Located on the second floor of the building, there will be a total of thirteen units ranging in size from 645 square feet to a 1,058 square foot townhouse unit. Rents will range from $350 a month to $400 for the townhouse. Each unit will have a security entry intercom system and will include central heating and air conditioning, refrigerators, stoves, dishwashers, garbage disposals, Euro-style cabinets, smoke detectors, and will be fully insulated. A one-year lease and a security deposit equal to one month's rent will be required. Parking for both the commercial and residential spaces will be on the street with plans being made for limited off-street facilities. I haven't been over that way since the Before Times.... is that indoor amusement park thingy that iirc the old Church was to be part of still in the works or did that fall through? Nothing ever happened with the empty lot next door. I presume it's dead.

^It's a Joe Edwards project, isn't it? Never say never. Those can lie dormant for a surprisingly long time and suddenly get built. He seems to be a very patient guy. (At least where building fun things is concerned.)
I'm not optimistic. The church was supposed to be a part of it.

I'm hardly saying it will happen, but I hate to completely write off his stuff. I'm tempted to leave it in the "maybe" column longer than with most developers. All that said, I don't personally know him, so I have no inside information. The stuff he sold to WUSTL, like Delmar Station, seems to be stuff for which he didn't have an immediate vision and which they could possibly develop more quickly and effectively. Indoor mini-golf, however, is a fairly specific vision and definitely more Edwards than WUSTL. Did he sell the church? I wasn't aware of that. I know he was having a fight getting permits for that one. Maybe some bad blood hanging over it.

Recently he sold 6030-42, the Rosadale building, which is apparently in rough shape what with the safety wall covering the front to WUSTL as well as 5920 Delmar.
IIRC the vision for the site was the church plus a new building to the east were in it together. Now the church is becoming a dispensary and the construction fence was removed from the empty lot. Maybe it's simply the pandemic that put the breaks on the mini-golf, but with the church put to a different use, the original vision at least can't happen.

That’s right! We are getting a restaurant in the Delmar Loop. Our new location will be offering online ordering and pickup, as well as a large dine-in area, and 1200 sq foot patio! We are in the process of getting everything built out and will update you all as we get closer to opening.

I said this in another thread, but all this area really needs is a couple more key developments along Delmar, some infrastructure updates, and a free Loop Trolley. The future of this end of the strip is looking more promising every day with new projects being proposed, such as DelmarDivine and The Bridge at Euclid. My hope is that everything is slowly stitched together via infill and redevelopment, which, intern, causes the near northside to boom.
