Can I ask why? To me the stadium would make a perfect buffer between the freeway and actual liveable downtown. The Wheel peaking into the stadium would be badass, ala the Arch into Busch used to be. And most importantly that land could've been built for truly urban (high rise) residential/commercial. ^ I honestly don't have a great argument for you lol. I like how the stadium is kind of a monumental bookend to the Gateway Mall. I like that it's closer to Washington Avenue, some of which has seen better days and could use a nice anchor that will draw big crowds. It interacts more with the city and the skyline. That's really all I got though haha.
But from a city building perspective you're pretty much totally right and I even think I made the same argument here at one point. But that was before they announced the office and practice fields/facilities would be included. If the stadium was next to Union Station the practice fields would have probably ended up on that land north of Market, which would still be pretty underutilized.

^If I had to guess at the reason the stadium moved is because the land north of Market allowed them to build more quickly with less prep work.

Thought this was some good eye candy that may also help those following the construction progress photos. It's an aerial photo from May, with layers indicating locations of the stadium pitch, lower bowl seating, loading dock/service tunnel, foundation elements, the new street layout, etc. This plan pre-dates the South of Market addendum that turned the HQ building into a "Pavilion", however.

Well.....Clark between 21st and 22nd doesn’t exist in present day nor has it for 50 years and this is a logistics plan for during construction. Clark will exist for the first time in decades between 21st and 22nd after construction.

Latest site improvement plans for the practice fields https://www.dropbox.com/s/5pvgldxahu8wqac/MLS%20Site%20Improvement%20Plans.pdf?dl=0. Looks like there will be a lot of retaining walls (9 altogether). Some as high as 20 feet near the service tunnel. Looks like 2 grass fields and 1 synthetic turf field with 8-foot "anti-climb" fences around them. They also show portions of the GRG walking/biking trail.

Sure looks like the team offices will still be along market. That pavilion building looks to be about three stories? Post article mentions the team offices are still south of Market somewhere.
^ I believe the team offices have moved to the larger building further south near the middle practice field as that building got much larger in the last revision. Looks like this pavilion building will be a team store:
