If it moves similarly to Streets of St. C, it's a slow n' steady build out. The first part of that project was built in 2013 and the most recent additions were complete a year or two ago. (2013-2019). Also, with that project, the infrastructure "street grid" was not built all at once. They developed access as the project expanded.

i'm still not a fan of this development. they could consolidate a lot of the units into larger buildings that front Grand and/or Chouteau and leave the rest for future phases, especially now that they're reducing the size of the garage-attached apartment building (no reduction in parking spaces though, i'm sure). just dumb. instead lets develop half the site as a low-density strip mall.
I am now, more than ever, skeptical that there is any demand for a development like this in the City. Adding commercial retail space at present strikes me as lunacy.
Cullinan is currently working on a lease with an anchor tenant. They hope to have it fully secured by the end of the year. Construction on Phase 1 should start in late Q1/early Q2 2021.

^ I assume Iron Hills might have an opportunity with medical arts considering its location next to new bright shiny hospital vs other nearby developments with office phase (whehter it be Foundry, Armory and or even McKay's down the street) but in same breadth I assume SSM would be looking at the same for its own hospital property on the corner that hasn't be developed yet either
Yeah, if it was described as an "anchor tenant", in a project like this, it has to be retail. Of all “mega” developments proposed in the last few years, I’m happy this one is dead.
SLU needs build the street grid and infrastructure, divide up the site, and take this one block/parcel at a time with multiple (3+) developers. It’ll look better, it’ll feel more like a neighborhood, and is the most economically sound.

Yes, I forgot to post this earlier, but the project is apparently dead.
I'm a bit sad that this is going away, but I expect something better will be proposed in the near future. And if I was Pier Property Group, I'd be celebrating the reduced potential competition (for now at least). And who knows, maybe this project is still in the works, just that it's being heavily altered. But I doubt it.
- The "Now Leasing" sings on site have been gone for a few weeks.
- The project website has been deleted.
- Cullinan removed the project page from their website and only one mention of the project remains (in the form of a Press Release that was issued in April 2020 regarding the approval of the TIF).
- Clayco also deleted the page on their website about providing design and construction services.
I'm a bit sad that this is going away, but I expect something better will be proposed in the near future. And if I was Pier Property Group, I'd be celebrating the reduced potential competition (for now at least). And who knows, maybe this project is still in the works, just that it's being heavily altered. But I doubt it.
It is still listed as a project on the midtown redevelopment page, but your right the link leads to page not found on Cullinan. As a new resident of the area we were looking forward to this. And Target would have been nice

And yes to dividing up and gridding the site. I will just add that now there is an opportunity for SLU to acquire and include the properties north of Gratiot as well, and make a real neighborhood out of it, without a giant effing precast concrete parking garage dropped in the middle of it, looming over everything...
At the very least, the city needs to make sure the Foundry retail is all open and mostly occupied before any significant amount of retail is subsidized at Iron Hill. Unfortunately, with a TIF already approved, I'm afraid someone is going to try to pick this up and get it amended as a big box retail development.
