If Foundry Phase 2 happens, that ~25,000sf ground floor retail space across from IKEA would be ideal. Development is development, but this was really off from the start.

Of course, the result would probably just be four similar, amenity-encrusted Texas doughnuts, and it may not provide the density we'd all like to see, but at least it has a realistic chance of filling up much of that highly-visible, vacant lot sometime soon. And the 1,000 or so apartments, along with the med center, ought to generate sufficient demand so the retail doesn't cannibalize anything else in the area.

Another entry in SLU's track record of failed urban renewal and development efforts.
The prospective views and metro connectivity scream dense residential. Dovetails with what's happening directly east of Grand. More people please. People who can support current and planned retail development near by. Foundry, South Grand and GC would benefit.
That would of course be the desired end result. Put in the streets. Sell off the quadrants. I'm sure it'd be too much 'variance' for SLU though. Starting to veer off the thread topic but SLU and respective development district opportunity to seize the moment for federal stimulus funds to improve infrastructure is now. It would be great to focus if SLU and the development district focus on any number of items whether it be the ones discussed above and or but a short list that might be suited for another thread but start specifically with this property
1) Street Grid at Grand and Chouteau with better connections to future greenway as well as pedestrian improvement such as new sidewalks & street improvement/new pavement on existing grid on other side of Grand. In other words make it even more desireable for continued development in and around steelcote for near term infill with expected long term development spillage on former Iron Hill site w ready made street grid.
2) I64 and Grand rebuilt interchanges, reconfiguration which I believe what improvements can be accomplished discussed on other threads.
3) Foundry trestle & Foundry to Armory pedestrian crossing. In other words a great opportunity to get funds to extend greenway trail from current CORTEX station with Grand Metrolink station. Not sure if Spring Viaduct will ever come back w Fed interstate clearances tending to being higher than state highway requirements. But get the trestle and new connection built because Iron Hill's initial failure might be an opportunity for immediate future/stronger Foundry & Armory Developments.
4) Grand and Forest Parkway at grade intersection. Someone can correct but believe some of the preliminary engineering work has been done

To me, a City Target at Grand and Chouteau makes the most sense because of the easy access to the MetroLink. While Lindell and Euclid would be a decent location, Grand and Chouteau makes more sense. Having it right on the MetroLink line allows residents, who live near stations, to ride over and pick things up. The parking garage at Iron Hill would've served City Target had the development been built and would've allowed people to arrived via car (such as coming on 64 and 44 as well as Chouteau, Grand and the roads that go out to those roads). Finally, the Brickline Greenway would've run near here, so that would've ben the third mobility option to get to the City Target at Grand and Chouteau. So it was clear to see why they were so close to signing on here, and are the tenant I hinted at towards the end of last year. ^ I think you can make a pretty good argument for Foundry as well. Especially if you see some more connectivity built out from extending greenway trail/finish trestle from CORTEX metrolink station and make FPP/Grand Ave an at grade intersection/pedestrian improvements. In short order the Foundry is well connected to SLU campus/Grand in one direction, CORTEX/CWE in other, and Grove/FPSE in the other with possibility of a lot more residential be built in future as well as parking that Iron Hill was going to offer. Greenway/I64 pedestrian gets extended from Foundry to Armory/Grand Ave metrolink station and you got even more connectivity
But I think things really hinge on SLU & its development arm taking a new approach and partner with GRG, Bi-State and CORTEX itself to come up with some solid proposals if Biden admin succeeds with a big Infrastructure slug as well as convince city to use some of its COVID aid funding back into the area for things as simple as sidewalks, lighting and repaving streets.

A place to buy a pair of decent jeans….as I’ve said many times, the lack of retail in the City limits is embarrassing. Since City Foundry is dragging their feet on retail, this site should fill the void.
Not proposed all by the same developer. The island development thing is getting pretty old. SLU already holds enough land hostage that we don't need yet another entity holding an entire swath hostage.

Double down on GC's Rooftop bar with red meat and Guinness and add a well rounded cabsav list.
I think this site poses a bit of a problem because you want to make it a multi use node but not an island fortress. I hope it attempts to engage both very busy streets in Grand and Chouteau while extending beyond it through creative connectivity.
