Does anyone here have experience doing a commercial rehab in Soulard or elsewhere in a St. Louis historic district?

Historical tax credits, how easy/hard it was, what you would recommend, what you would change if you had to do it over, how accommodating was the neighborhood...things of that nature
I'm guessing you've already seen Soulard's quite elaborate codes.

$400k building permit application submitted for a town house at 1204 Lynch. I don't see it on the PRB agendas, maybe that's next.

Interesting. I walk by there pretty frequently, and the last two days the door for 1009 has been open and it was a mess inside. I thought they were just rehabbing it...that would suck, because directly west next door there's an open lot, as well as on the east side of 1005 Allen.

^ the empty lot next door is already part of it. shame they can't do two new town homes + one rehab. why do they *have* to build three new ones?
^ Agreed. I have no idea what the condition of the building is in on a more in-depth level, but from what I can see it just needed a little TLC and would be great. With all the parking lots and grassy lots around (less so in Soulard, but they still exist), it's always a bummer when a capable building is torn down.
Looks like the gutting and/or destruction is underway...

^ huh... that looks like an interior demo dumpster and not a total demolition dumpster. (total demo doesn't usually involve a dumpster, does it?) maybe they're going to rehab it after all? not sure why they'd bother with interior demo if only to raze it.

^ unless it's full of old TVs and fluorescent tubes and thermometers and junk. hazardous stuff they don't want breaking on them as they take the building down? i'd much prefer it if you are correct, though...

Yes, the effort being put into saving that building is amazing. At first, I would have bet a large sum that the crew working the building was demo, not rehab. The rehab work is so fundamental, it looked no different from a demo.
I'm pretty sure Chris took and shared pics on one of his platforms. Still, I'll try to snag some soon.
Yeah, they're doing a serious rehab on it. I believe Morgan Ford Spa is moving into there when finished, so their current space nearby will likely be empty pretty soon.
