Savoy Properties is planning a 4-story, 12-unit condo building on Madison Avenue in Kirkwood. This is the third condo building they've done on the block with the first being "The Madison" and second being the currently under construction, "The Barclay". The project will feature 24 parking spaces for the units, so a 2-1 ratio. The design looks to be identical to the Barclay but maybe slightly longer. I'm interested in seeing the colored rendering of this.

I watched Kirkwood Planning and Zoning last night on Zoom and screen grabbed a couple of slides of the 3rd new condo building to be built by Savoy in downtown Kirkwood on W Madison across Madison from the police station and City Hall.  The third building is currently called Madison 3 because they have not chosen a name yet.  

Savoy said the penthouses sell first in their buildings, so they essentially made levels 3 and 4 into 2 large penthouse-like condos per floor.  Floors 1 and 2 will have 4 condos per floor for a total of 12 condos.  They said their second building, the Barclay, sold out before construction started, but  2 condos are available because a couple of buyers bailed out before final commitment around the start of the covid pandemic.  Madison 3 will share the Barclay's ramp down to the garage.  The floors will line up with the Barclay floors and will have the same light color brick as the Madison and Barclay.  

^It looks very similar to the Barclay. Overall, Core10 is doing some decent design work on these condo projects.

I wonder if they've got their eyes on that parking lot next to The Madison.

They said it is designed to sort-of pair with the Barclay, but there are key differences.  The Madison 3 front door is on the North end of the building on Madison Street.  Barclay front door is on Clay on the West Side.  Madison 3 with 2 levels of "penthouse has nice setbacks as you go higher to give it a different look.  Savoy said they had thought long and hard about a single large building for the entire Barclay / Madison site, but decided this was more appropriate for the street.

This project is now known as "The Hutton". Clearer rendering provided by Core10.

This is overall a great looking project. I'd like to see these guys do some infil in the CWE.

Looks like a Chicago infill project.  Would definitely work in CWE.

Its also not far from a very busy freight railroad track Enjoy!

^ i honestly don't mind train sounds (unless they're right outside my window). actually find it somewhat soothing. way better than the sound of cars and trucks accelerating, which is like taking screwdrivers to every face orifice simultaneously.

I agree. Living by constant train sounds, which I do, is rather nice. Additionally, windows these days make it kind of a non-issue. If you want to hear the train, open the window. If you don't, don't.

This is a major freight train route with frequent trains running at all hours of the  day

Not sure where all the snark is coming from; these are great looking buildings in a very desirable area. 

I've stopped in Kirkwood a few times since moving to St. Louis. It's definitely a nice inner-ring suburb. 

Is Kirkwood not quite the NIMBY-Land I thought it would be?

NIMBYism still seems to run high. When Kirkwood Flats (now the James) was proposed, people threw a fit and had yard signs made opposing the project. Some people still have those signs. The Hutton, Barclay and Madison are less opposed since they're smaller in scale.

^The idea that Kirkwood is now "inner ring" troubles me more than a little. That said . . . I expect the Hutton will do just fine. All the other apartments a block from the same line and with no better building materials have done quite well.

Agreed. Any township with Lindbergh acting as its Main Street shouldn't be considered "inner ring" in my opinion.
