Took a short stroll downtown and took several clips of BPV. Must admit I really like how the Live by Loew’s building turned out and the glass on OCW is sleek. Once phase 2 is finished other phases will really help liven this part of Downtown and fill in part of the skyline. ![]()

Downtown Is still a place where people don’t really patronize. It’s a place I wouldn’t call abundantly vibrant though it’s much better than the early 2000s investment wise. We should be on par with Denver Minneapolis Austin Portland Ore Buffalo NY.

Hi downtown resident offering some thoughts- Area west of Busch (wheelhouse/tin roof/start bar/midwestern/Westin) is very vibrant, including non game days. It’s especially vibrant once the weather turns to warmer. Same for Washington. Than you throw in various big events/marathons/festivals/game days/conventions and downtown is very active.
Out west, union station is now constantly packed. City Museum is doing much better year to year in 2020. New residential is being added at 19th/st.charles, mls stadium is being built. Downtown as a whole is adding 600-700 new residents a year. Another 10,000 workers would be nice but I see a path towards that in the next 18-24 months.

Great pics, thanks. One thing I decided do NOT like, and I'm not sure if Cordish or the Cardinals had anything to do with it, are the two cobra head streetlights. I suppose the one on 8th Street might be a little more forgivable if the rest of the block has them, but the one on Clark makes no sense at all with the rest of the streetlights on the block. Was this the city's call, or what?

I'm honestly satisfied with the way BPV is developing. A very solid looking project. I think when it's complete it will look more aesthetically pleasing than KC Power and Light.
$805,000 in building permits for the Fox Sports Midwest office have been issued. They'll be located in the Northeast corner of the PwC Pennant Building on the 8th floor.
A $1.7 Million building permit for what is assumed to be Davio's was applied for on 2/13 but not issued.

That's a solid number. I wish we could say the same about One Hundred (15%), especially since both buildings have roughly 300 units and were unofficially topped out around the same time (even though OCW definitely was not topped out at their ceremony lol). On the other hand, leasing info for OCW was available before One Hundred.
OCW obviously has a better marketing advantage since they have the help of the Cardinals. With a June 23rd move-in date, they'll get close to 3 months of broadcast time after Opening Day. That leasing number is going to skyrocket during the regular season.

^^ One Hundred hasn't been leasing anywhere close to as long as One Cardinal Way has. One Hundred's only been leasing for about 5 months or so (last October I believe), not really sure why people are expecting this thing to fill up right off the bat, especially at those prices. One Cardinal Way started pre-leasing in February of 2018...over 2 years ago.
The Cardinals and Cordish seem to think (at least publicly) that it's above projections since the building won't open for another 4 to 5 months. Comparisons to P&L have been done over and over again just a couple pages back...including leasing.

New MLS stadium renderings seems to show a mock up of Ballpark Village in the background. There appears to be a very tall building where future phases of BPV would be. I found that interesting. I know there were rumors on this thread that HOK was designing the OCW2. Could this be a hint of the scale of future phases? It could just be some crappy filler rendering. Either way I find it interesting.

Don't overthink the boxes at BPV. I assure you, that's not how it will be when built out.
Or PM us if you don't want it public. And I agree, it's probably not what will be built. Still it seems strange that they would perfectly recreate the skyline then add that.
The new master plan, which was floating around out there recently, doesn't show a massive skyscraper being built at BPV. However, one could be considered for corporate usage if a major company came along and needed a ton of office space. That's not likely at the moment.
Looking at the boxes in that rendering, I would guess that the tall building would be between 55-60 floors. There's no demand for a building of that size downtown. Residential wise, we still have several buildings that have yet to begin redevelopment or have a redevelopment plan. We need to see how those units fill up if and when they are completed. Residential at BPV has been strong so 2 Cardinal Way is in design at this point. Regarding office space, it just isn't in demand in Downtown yet. Hotels... we have too many of them.

^^ I don't think it's anything that's a secret or imminent. I know Chris is in touch with folks at Cordish and maybe he does know something but I think what gets built at BPV is likely going to be in line with previous renderings we've all already seen. Similar in height to OCW give or take a few floors.
Considering this is just a beige boxy polygon, I'd say it was probably left in there by accident.
