Didn't seem like there much negativity over there related to STL. More just general observations about the design/function of BPV.

I also prefer the darker look.  I'm not sure how much I like that lighter look either.  I guess we'll have to see.

I only count 40 units available on their website. Would put the rate up over 80%. Am I missing something?
I'd be curious if anyone could elaborate on this?  I doubt it's at 80% but I'm having issues loading their website (could be my work browser though).

This is an old rendering. The facade will be charcoal and gray. Red and yellow isn't happening. Not sure why they shared that image.

There are 140 units left at One Cardinal Way. The “40 apartments” come from Prospect Portal I believe. I always use the 360 tours page since it’s updated whenever a specific unit is leased.

So that puts us at 53% pre-leased

I had to leave Kansas City because of its inferiority complex and perpetual self-backpatting. I will never ever consider going back there to live.

The city has the same personality you find with small guys in big trucks.

I enjoy the density, urbanism, and walkability of St. Louis far more than I ever did in Kansas City - even when I was living on the Plaza.

I actually like the charcoal color I think it blends in with the glass more although if they were going to go with a clad I would want it to blend with the live by loew’s

So, no pics of the Broadway side of One Cardish Way?  I thought I saw some glass from the corner rendering.  Is there to be no retail at all, or at least a lobby window?

^The North East corner will be a lobby with glass and (per a rendering) advertising moving up the parking podium towards the first residential floor. The remainder of the Broadway facade *appears* to be blank as it is the parking structure. I say this with caveat as the vertical columns as well as two stairways are being covered in a dark brick facade. The remainder of the Broadway frontage is currently open until you get to the restaurant (Salt and Smoke) portion on the South East corner. 

The rendering above also has the Ford billboard located on the wrong side of the tower, which gives me a good opening to point out that the one cardinal way leasing sign has once again been taken down. Hopefully they are getting ready to put the permanent fixture in place.

I like the tower the way it is - beautiful and I, too, understand sales are high (80% leased as of February).

As for KC and STL.  KC is a nice city - but comparing it to STL is just silly - except for the fact that it shares a state.  STL has always been the "mega-city" of the region and state and KC was always the step-child (like Milwaukee is to Chicago).  KCians are just weird when it comes to STL.  They are very defensive and thus have always had an inferiority complex to STL and it shows.  Just google Kansas City's newspaper Star and look at how obsessed they are to report anything debbie-downer about STL (with much joy) and also jump on any type of negative press about STL.  It is really just "sad".  Just try to talk about STL to most KCians and the reaction is pretty defensive.  

I find it kind-of funny though, because you really cannot bash something constantly and expect respect.  It begins to show that "inferiority" after awhile.  This is something I think intelligent and saavy people begin to dismiss and the credibility of media/people begins to be questioned or disregarded overtime.  The average KCian would think that STL is closed up if they only get their coverage of anything STL from their newspaper and media outlets.   

Ask a STL about KC - oh wait - they never talk about KC.  Seriously.  It isn't a "stuck-up" thing, because most STLians will say "KC is a nice town" to visit.  But comparing it to STL to most STLians is just out of mind and to most STLians - STL has far more (everything) than KC - they live it everyday.

One of my favorite headlines out of KC was:  Is St. Louis almost completely irrelevant?"  

Well, in reality, I would like to always remind KC that STL is not "irrelevant" at all - at least on a national and global level.  Duh.  

When KC became the "largest city" in Missouri - the western state city loved it and has driven that home in every Chamber/CVC advertisement and web related info site they can.  But in reality, if STL used the same 319 sq miles as KC has (compared to 66 sq miles) STL would have over a million people in the city population. 

 Kansas City Metro pop is 2,056,676: that is taking in an additional 335,948 people from the FAR reaching cities of St. Joseph, Lawrence, Atchison and Ottawa.  They are listed in the MSA not CSA population of KC.
So in REALITY, Kansas City's true metro population is 1,720,728 (without those far reaching additional pops - anyone in any of those cities listed will not say they are in KC metro)

St. Louis Metro pop is 2,817,355: that is taking in an additional 95,717 people from FAR reaching cities of Centralia and Farmington. 
So in REALITY, St. Louis' true metro population is 2,721,638‬ (without those far reaching additional pops)

This still gives STL a net population of roughly a million more in the immediate MSA and more tightly unified and congested.

Fortune 500 companies in the public sector: St. Louis is the 11th largest city in the USA (tied with Seattle/Denver/Detroit/Boston in 2019/20)
ALl of Missouri's Fortune 500 companies (except one - O'Reilly in Springfield) are based in STL.
Kansas City Metro, unfortunately, has no Fortune 500 companies. 

In terms of Global Economic Cities (Alpha, Beta and Gamma cities worldwide) STL is a Gamma City (2019 and solid on that list)

Lastly, STL's infrastructure far surpasses that of KC.  The inner city population is much larger, especially with per caps, metropolitan per caps as well are much larger.  STL boasts 42 miles of Metro Rail (right away
fast rail and subway lines), 2 commercial airports (in 2019 roughly 5 million more passengers at STL International alone).  

So in closing, I will repeat what I said in my opening (and what most STLians would say about KC) "Kansas City is a nice place/town/city" - STLians never bash KC and don't see KC at all a "threat" to STL.

Looks like about a third of the wall will be retail, though I don't know how much will be glass

As for percentage Leased, we went for a tour of the building and apartments on February 14 Valentine's Day.  Our agent was Maureen (I think), and we were told that by the end of February the tower is projected to be 80 percent leased.  I can check when I get back to STL who the agent was on the biz card.  Right now we are sailing the Caribbean.

If the top rendering is accurate, it looks like maybe 40% of the Broadway facade is glass at street level, looking into the two retail spaces.  And if the rendering above is what is built, it makes up for the Broadway side a bit.  Of course, your reality may differ.

I hope that's the case, but I think it was probably taken down at least in part because there was a huge ugly tear through the word "ONE" in the sign...



Also, too... when are they going to replace the "M" in the Big Mac Land sign inside the stadium that was destroyed by a Paul DeJong home run last August?

There are 139 units available to be leased on the OCW website right now. There are 297 units in the building, which means it's 53% leased as of this moment. Extremely unlikely it's going to hit 80% in the next ten days.

I noticed some steel sticking up on the south end of the roof today - was wondering if it was for the Glohawk 2.0.  (btw - that is the official name  🙂)  Do we know if it will have interior lighting yet?  

The Atlantic Wharf building in Beantown has a similar glohawk that is internally-lit and very bright on the skyline:

The Lowes hotel is opening at BPV today.  The PD has some pics:

And for those that might be curious...both Cordish and the Cardinals maintain an ownership stake in the hotel:
