Huge improvement IMO

I agree. Looks like an improvement over the previous design. The garage facade appears to match the tower a bit better.
It’s a much bigger footprint now, incorporating the First Watch building (8001 Forsyth) and the parking lot between it and 15 N Meramec (which appears to survive).
This coupled with the Kummer building could really transform the Northside of DT Clayton. Although this block currently has much more parking and much less foot traffic than the Kummer block does.

Significantly better. Still a massive garage, but a better and more integrated design with the buildings.
Agreed. Major improvement. Still not what I'd like to see, but hey, I'm not the one paying for it.
Some specs regarding the updated plan...
- Two office towers (East Tower is 16 floors and 201FT. West tower is 14 floors and 193FT)
- 457,198SF of Class A Office Space
- 24,012SF of retail
- 1250 parking garage spaces (access through the existing alley)
- Christner is the architect now, replacing Remiger Design. Cedargreen remains on the project.
Overall, I like the new design.

16 floors being only 8 feet taller than 14 floors is throwing me off. I know there's likely different uses in the floors but I do wish there were some better separation on the height of these towers. Echoing the above, though, this is a huge improvement over the initial proposal(s).

STL Biz Journal: Longtime Clayton firms signal interest in new office project
(Note: paywalled article)
Three potential suitors are named in the article:
1. Barry-Wehmiller Group, whose current offices are across the street at the SE corner of Forsyth & Brentwood. They're reported to have submitted a letter of intent.
2. Commerce Bank, whose main STL offices are also located across the street at the SW corner of Forsyth & Meramec.
3. Husch Blackwell, whose lease at the Plaza on Carondelet expires in March 2020.
The building's developer is US Capital Development. Its founder oversees ElmTree Funds, a private equity real estate firm whose current offices are along Forsyth on the development site's footprint. And yeah, these companies are going to move into what's being built.
Barry-Wehmiller is clearly the most concrete of the reported suitors with the LOI. I'm wondering what they'd do with their current offices once they move...

Also, from the article:
In addition, a restaurant and an "art and entertainment venue" in the west tower that could be a restaurant, bar, nightclub or theater are planned as well, according to plans filed with the city of Clayton.
Moving trucks are outside the businesses that will make way for Forsyth Point.
I don't think BW is going to move from their current offices across Forsyth. They've got other leased office space on Maryland they want out of and also need more space in general. My bet is the old building on the corner stays and they remain in there as well.gone corporate wrote: ↑Dec 17, 2019STL Biz Journal: Longtime Clayton firms signal interest in new office project

First Watch is permanently closed and there is a dumpster out front.

All the reporting I've seen has this being the primary reason BW wants to move to this development. They want to consolidate their space in Clayton into one office.sw6 wrote: ↑Jan 15, 2020I don't think BW is going to move from their current offices across Forsyth. https://www.stltoday.com/business/local ... fc38c.htmlTeddy Chapman, managing director of the Barry-Wehmiller Real Estate Group, said in July that the firm expected to run out of room soon and “we need to accommodate our growth without sprawling all over the city,” and that “the timing of this building is critical for our future in Clayton.”
St. Louis Magazine article on the First Watch closing:

sc, Barry-Wehmiller isn't consolidating all of their space into one office. As sw6 said, they're taking space in Forsyth Pointe to consolidate other offices they have around the area and to accommodate further growth, but they'll be staying put in their primary office across the street at 8020 Forsyth.sc4mayor wrote: ↑Jan 22, 2020All the reporting I've seen has this being the primary reason BW wants to move to this development. Barriers around the site as of today at least on the Brentwood Blvd site. I believe it was also discussed at the last Clayton architectural review meeting.

More good news, seems to be some construction equipment on site. I'll get a photo later today if I get a chance.

Thanks for the updates, Brian. This is a huge site. 2 new buildings to the Clayton Skyline will be a solid addition.
^Well, probably not much of a skyline impact, but they'll certainly add some density.

It will certainly make a big difference for pedestrians in Clayton and fill in some patches. What sets Clayton apart from other "downtown" areas is the lack of midrise buildings between the high rises, which contributes to a sense of missing density. Low rise retail has definitely contributed to some charm but this location on the edge of shaw park and two major streets could use some added density.
For those coming down from 170, it probably will have some visual impact too!

I'm not sure I totally agree with this. While it's not going to have the impact that Centene II or 212 did, two additional buildings of 16 and 14 floors replacing a handful of low rise structures and surface parking lots should make a sizable impact. You'll definitely be able to see them from 40 and 170 even if they're not terribly tall high-rises. Do agree about the added density on the street though, this project fills a sizable hole in that part of downtown Clayton.framer wrote: ↑Feb 15, 2020^Well, probably not much of a skyline impact, but they'll certainly add some density.
Think we'll see one or two cranes for this? My uneducated guess would be two.
