^ They've barely been leasing a full three months yet and they just now put up floor plans.  It's going to take more than 3 months to fill a building this size at these prices lol.

They've leased 46 units so far, seems the balcony floors are going fast.  It also looks like the floors will lease a bit staggered.  7-14 will be available by July 15th, 15-27 on August 17th, and 28-36 on September 7th.

lol as sc4 said, they just put up floor plans. The entire housing industry is slow in the winter. Because of CWE's academic base, most apartment shopping happens in May and August (even if ppl have been out of school for several years, they probably began a lease in June or August when they left school and have maintained that schedule). Plus this building won't be 100% complete for another 6 months. 

The studio units and the balcony units tend to be the most popular. 
Looking at the X07 Unit stack, the balcony units are $400 cheaper than the unit below them because of the square footage difference. But the unit above the balcony unit is $200 cheaper than the balcony unit.

That is surprising considering they are nearing completion of the curtain wall - all but the metal panels anyway.

Also, interesting that there do appear to be a few units over $4 / sf, but all of those seem to be leased already.

Figure it will be interesting to track. As of today 1/19/20 the website currently has 269 apartments available for lease. Don't know if this is current but from an original plan of 305 apartments this is sitting at 12% leased. With floor plans going live less than a week ago, watching the absorption rate for these will be telling for the next tower in the CWE.

I've said it before and I'll never stop saying it: Park Plaza, Parc Frontenac, and the Montclair were all modern designs when they were built. 
Every time someone says 💯 doesn't fit the surroundings I get an overwhelming desire to start throwing punches. People have no idea how lucky were are to have gotten this design.

Well divisive would be the term for KMOX's little panel and the comments that it elicited.  It's pretty obvious there is some disagreement among the people they invited to talk about it, as stupid as those disagreements are.   I don't think KMOX was purposefully trying to "fabricate" anything.

The Mac Properties leasing site now mentions a "Rooftop Garden" and "Rooftop Deck" on the list of building amenities.  I suppose that could just mean the top of the garage podium, except that they don't refer to the pool as a "Rooftop Pool", so...hmm.

They better have quite the parapet on that thing. Or at least some kind of crown to screen the elevator penthouse and the condensers. What a shame if those were visible, even from a mile away in Forest Park. 
The structure on the right likely isn't a rooftop clubhouse, that would definitely be attached to the elevators. Although an axillary structure would be cool. I'd be very surprised if they didn't have a rooftop amenity considering how popular the Parc Frontenac roof top is.

The building is sealed up, and stone pavers are being installed on the terraces, with flashing along the base of the solid sections of the wall.  So everything is in place for the metal panel installation to begin.  Should start in the next couple of weeks if we get a stretch of good weather.

Some metal has already been installed on the East facing side. You may have to click the picture to zoom in and see it. These were taken on January 31st.

^ Yeah, definitely looks curved, especially based on the brackets visible above the paneling. 

Secondly, it appears that the color and texture is pretty much dead-on with the rendering. And, the solar angle schematic appears to show curves as opposed to sharp angles.

Yes, the metal panels will curve through each of those inside corners, and the angle of the curve will change from the bottom to the top of each panel.  That will add to the shimmer effect created by the panel ribs and the sheen of the metal.  

I suspect that that one half-installed panel (conveniently hidden from either webcam view) is a test of the installation and bending method.  There are an awful lot of fasteners visible in chris's photo though, so I really hope that is not the final product.
