Agreed.

Sounds like a good problem to have, on our end. Don’t know about your friend or person you know but that’s a surprising thing to hear. Our Downtown Hotel stock was full at the time so further West they went.

Without wanting to veer too much offtopic, my job flies in people every week often last minute, and we frequently have issues booking them downtown and even CWE/Clayton due to capacity constraints. I mention this every time someone argues that there are "too many hotels downtown".

Hotel, residential, or office you have to love the fact that this proposal honest to goodness infill for downtown surface parking lot.  Will be nice if they can pull off the financing and break ground on new construction that is not part of BPV.

Yeah I don't know what's going on but some recent posts have been really aggressive. Mayor, and others. Maybe it's just the times.

(Edit: In the interest of staying OT)

Echoing what some have said above, it doesn't take a ton of experience interacting with the hotel market downtown to realize there is demand for these proposals. And this is a great one on a surface parking lot with awesome street level interaction. All good stuff.

I hope the design doesn’t change any. I don’t know enough about Hawkeye to know whether or not they order a redesign of projects before they start. In its current form, this is a win win.

^ I agree, I really like the design, something new and fresh for downtown.  And filling in a surface lot!

...hope this wasn't too aggressive ;) ;)

Where is this in the process: Concept? Review? Approved

There's so many steps from proposal to groundbreaking I get lost on where things stand and things often die in the process.

thanks!

It’s in the review stage. The LCRA reviewed the tax abatement request and it goes through the proper board’s and committees from there. So whatever is the next stop, that’s where it is heading. It’s chugging along though.

I've spoken with the developers on this, they say that it is being fast-tracked at this point. They want to start this project after the completion of the neighboring Le Meridien (which is this Fall).

I just got the answer, 145FT will be the final height.

Construction is now supposed to start this Winter.

Some updates regarding the Moxy...
- The cost has risen to $18 Million.
- A redevelopment plan was approved with the LCRA last month.
- From the developer: They will send the plans out to local contractors in Early September for bids.
- The design process is nearing completion with minor updates to the building's overall look. Nothing dramatic according to them.

^ Was literally thinking about this one today, thanks for the update.  Good to hear about the slight increase in size too.

That's a really narrow lot - might be tough to develop.  I suppose if it could be combined with the adjacent lot, that would open up a lot more possibilities.

I couldn't find the thread for it, but this is a connected project so I figured here works. New signage has been installed for Le Meridien which is undergoing a reno next to the Moxy property. Once this reno is complete, the Moxy is slated to begin construction.

I’d say that any hotel project that hasn’t started probably isn’t starting for a long time if ever. This one, shell building, ymca and old municipal courts building

Shell Building Hilton has already started new construction phase. Unless this was a rare instance of installing a buck hoist for demo phase.

I assumed the Muni courts hotel proposal has been dead for a while and has had nothing to do with Covid.   Probably more in line with developers not being able to put together a strong enough package or strong enough record to entice financing.   I still believe Muni courts with infill on its parking lot along Clark would make for a residential project once BPV is built out
