^^ I feel like both Hi-Pointe and Sugarfire want larger spaces for their restaurants.

On the other hand, Mac's Local Eats operated in a tiny space at Tamm Avenue Bar and were originally looking to have two spaces.

^^ Fresh Thyme is nice to have for the area but a major justification for this project was that it would lure retailers that were new to the city, if not the region, so that residents would have less need to go out to the county for shopping.... even Fresh Thyme essentially is substitution from other city grocers; so far this thing being limited to food/beverage/entertainment/event venue offerings - which we already have plenty of in the city - on the retail side is concerning. I also can't recall any new-to-city office tenants in hand but hopefully they do. There's still time before opening but they have some work to do before reaching their laudable vision of bringing a Ponce City Market type development to the city.

Just thought I'd drop this Ponce City Market (2m sq.ft. mixed-use in former Sears Buiding) Directory here as it's the type of retail we were expecting and needed to make it more than a Ballpark Village effect.

Lots of boutiques but also nationals like clothing companies such as J Crew, Anthropologie and Madewell as well as home goods Williams-Sonoma & West Elm.  (one national there, Lululemon, already is in CWE on Euclid.)I

Edited to remove MAC cosmetics as being in Ponce City Market & here in CWE... it's Bluemercury that has just opened here.

Yeah, guess my joke wasn’t received well. My joke was that City Foundry keeps going look at all this food and entertainment and ignores any requests for updates on retail progress. My comment was simply a proliferation of that practice. My girlfriend was so excited about Zara, but that appears to be dead.

A decent grocery store like Fresh Thyme is very much needed in the Central Corridor. There is nothing within several miles I will shop at. The pit of a Schnucks on Lindell and the CWE Whole Paycheck don't count.

If Apple ever wants to expand into the city, I can think of no better place than the Foundry. It will be a prominent enough location that fits their vibe. The free parking is a plus. While we are at it bring in a Microsoft store too.

STL Biz Journal: City Foundry developer buys former Falstaff Brewery site for $3M

Paywalled article... Steve Smith of Lawrence Group has bought 3 buildings on the south side of Forest Park Avenue just east of Spring: the Falstaff Brewery Building at 3690 FPA (current home of Twisted Roots Brewing) and both 3666 & 3674 FPA (home of Midtown Sushi and STL Epic Community Church). This looks to include a big surface lot to the east of Midtown Sushi. Steve says he has no plans for developing either site right now but, when they went on the open market, he figured he better buy them while he can.

^^ Steve Smith/Lawrence Group must have a pretty substantial footprint of real estate if you consider Mid-Town, Foundry and additional purchases.

To me the pressing question and I think more relevant to long term success is not on retail leases for phase I but if he is going to pull off phase II infill, commercial, along Vande sooner than later.   Looks like Wexford's next building is moving forward but both Cortex K and Foundry phase II been quiet as of late and assume driven by tenant commitments first and groundbreaking second.

^ & ^^ Can understand the thoughts and sentiments but also trying to understand how a form based code might impact this project relative to the fact that they built a parking garage on once a heavy industrial site.   

Maybe a positive spin in time, yes it would be a while, but if CORTEX and Foundry phase II get built out & the city/SLU can make an at grade FPP & Grand Pkwy happen you might eventually see a Foundry phase III in place or built on the parking structure itself as well as the surface lot fronting Ikea.   Maybe wish full thinking and definitely long term thinking but plausible if infill and demand continues to march on.

Less than ideal, but I’d welcome graffiti artists to decorate the wall kinda like the riverfront wall, atleast give that wall some color.

A form-based code would not permit a street-fronting parking garage without a certain % of lobby, common area, retail, etc. space on the ground floor facing the street.  And it certainly would not permit solid, blank walls facing a street like Forest Park Ave., landscaped or not.

As for the long-term thinking, the NPS does not want anything over ~18' in height between the Byco building and the back of the Alamo Drafthouse along FPA.  Furthermore, the garage is precast concrete because that was the cheapest way to squeeze in the maximum number of parking spaces on that lot.  It was not designed to be built upon.  They would have to tear the whole thing out to build there, so nothing else is likely to go up there in our lifetimes.

You can see from Framer's pic that they are widening the sidewalk, adding a curb extension, and reducing the number of eastbound lanes of Forest Park Ave. to two.  I guess this means the Greenway bike path trail along FPA is official.
