I think it's great when any-sized firm decides to move (or stay) downtown - especially a new-to-downtown firm. ButcherJoesph's move is excellent. Any little bit helps. Hopefully, other outlying firms will take notice. I do think, however, a bigger firm moving to BPV (or anywhere downtown) could help to make a bigger statement about downtown's safety and desirability.

^ 100% agree and I didn't mean for that to come off as being disappointed with them or their move. Was just hoping for another tenant or two to be announced at the same time. Either way, yes, a win for downtown.

Any firm moving downtown is a plus no matter how many employees they may employ. Sometimes bigger isn’t always better however I believe the Cardinals organization could have the woo factor in potentially luring a big office tenant for the next phase however nothing is ever guaranteed. I do think BPV has the chance to change how downtown grows in a positive trajectory Im surprised 300 S Broadway was never able to make it past the ground breaking level. I think when phase 3 happens it’ll be between 20-35 floors likely the tallest depending on actual demand. I think there’s decent demand for this overall development as it continues to progress

In my fantasy world, Commerce Bank finally decides to officially move it's HQ from KC to St. Louis, building a nice landmark tower at Broadway and Walnut.

I actually work for Commerce Bank and am looking to transfer from Kansas City to St. Louis in the next several months.

Most people working for the company in Kansas City consider St. Louis to be the company's headquarters, even if that's not officially true. I think the workforce is probably larger in Kansas City, but more and more often, when calling a department within the bank, I end up speaking with someone in the St. Louis area.

I'm not ranked high enough within the company to pretend that I know what the company would ever decide to do, but, even if they did move the company from KC to St. Louis, I fear you'd be looking at a move to Clayton and not downtown.

My fantasy world has ADM buying out Bunge and putting a tower on Lacledes Landing with the C suite conference room overlooking all the barges of grains they send down the Big Muddy.  Heck, would take ADM making a major back office move to St. Louis as a my revised fantasy world.  However, A landmark tower at Broadway and Walnut for a major commodity trader and broker over Lacledes Landing will work as well.  

A more realistic take, Rawlings being partly owned by MLB not moving to BPV would be a sad day and just reaffirms my believe that it really comes down where the executives live and what they are willing to accept for a commute.

Yeah, that ADM pipe dream is just that. Bunge just built their new class A space out in Chesterfield and ADM isn’t going to move anything to St. Louis over Chicago.

Probably because the Commerce Kempers live in and basically run the business from St. Louis, at least from how I understand it. While the UMB Kempers maintain their base in KCMO. And yes, you're right in that if there was a significant move from KC to STL for Commerce it would be Clayton.

According to this business journal article the company considers both St. Louis and Kansas City as "dual headquarters."

I was in St. Louis this weekend for the Easter holiday and was lucky enough to attend the Cardinal game on Sunday.  Obviously I had to get some good in stadium pictures of the BPV progress, so here you go.

This is the view from my seats.  My mom was complaining about losing the arch view lol.

^ I'm hoping it doesn't.  I like seeing it from various vantage points throughout the stadium and on telecasts.  I don't mind if it gets blocked from my seats, but I still like seeing it from around the stadium.  It's also not really likely to happen anytime soon.  The only "ready" developable block in that sightline is the Issac Taylor building at Clark and Broadway, and that wouldn't block the whole thing out.  There has been some talk on this forum about potentially replacing the Stadium East garage, which would be fantastic but also like 20+ years down the road...if ever.  I could understand that view not being all that important depending on how long you've been in the city, but I think most St. Louisans like being able to see the Arch from Busch Stadium.  The view of the Arch was one of the primary reasons for its design.

Oh, I don't think I will ever get my wish.

And, if I do, it will be a long time from now. Long enough from now that the Cardinals may start clamoring for a new stadium.

Anyway, I suppose I enjoy seeing the Arch from certain vantage points around the stadium as well. But I think I'd much rather see the St. Louis skyline grow.

As a lifelong Cardinals diehard, I've always cared more about the product on the field.

You don't go to a Mariners game to see the needle. You don't go to a Yankees game to see the Manhattan skyline or Statue of Liberty.

Dodgers and the Hollywood sign? Nope. Royals and a highway? Nope, but you get it anyway, haha.

Point is, a healthy, thriving city and winning Cardinals club would make me happier than a glimpse of the Arch - which can still be seen all over the city.

But, to tell you the truth, I don't think they could ever eliminate the Arch from Busch. Not sure what would have to happen for you to not see it from the upper deck right field concourses.

Attending a game this eve with some co workers from Cincinnati - they LOVE out stadium, and were extremely impressed with Ballpark village.  Sitting at our seats the view of all of the construction was quite impressive.

You can still have a growing and thriving city while maintaining specific views.  See Vancouver and their view cones that restrict development height depending on the views they could obstruct as just one example.  And I'm not advocating for anything like that at Busch or anywhere else in St. Louis, not even remotely.  But the idea that protecting a view is going to restrict progress is pretty ridiculous.  St. Louis has plenty of room to build massive buildings in the downtown area, and most of them are not in the sightline from Busch.

And actually I do go to games for the city views among other things.  While I enjoy baseball I unfortunately can't sit in a seat for 2-3 (or more) hours and watch a baseball game.  So I usually spend 45min or so walking around and enjoying the views not just the skyline to the north but the city to the south as well.  My seats are in the 160s, but my favorite part of the stadium is the 300/400 level.  I'm a bit of an architecture freak so I'm probably in the minority as far as the city views go, but there are some of us out there.

And of course I don't go to Yankee Stadium to see the NYC skyline or the Statue of Liberty, nor do I go to Dodger Stadium to see the Hollywood sign...
...you can't see those things from their respective stadiums. ;)
In fact the only reason PNC Park in Pittsburgh is on my list to catch a game in is because of the backdrop.  The only stadium with a better backdrop than Busch in my opinion.

I wasn't aware KC had a professional baseball team...

Are they still planning on doing the huge advertisements on the east side of the 1CW garage? Think that'd still be cool.  Look better than those metal panels.

That said, are there any other permeable covering options for parking garages? There are probably tons.. they just might require an ounce of creativity or originality I suppose..

Ha!  Yeah that went right over my head.  As much as I love Archer I never really did watch Bob's Burgers.

The dark colored panels will have glass between them and will almost the full length of the tower. There will be no advertisement on the East side of the building facing the Busch Garage. The only advertisements will be a billboard on the Southern end as seen in the rendering below and a non-rendered ad at the corner of Cardinal Way and Broadway. The third rendering is crummy but shows what I mean. The second rendering shows the dark colored panels making their way up the tower.

^ I think that looks pretty damn good.  Including the garage cladding.  My only other question is will the "beats" ad cover the glass corner that appears in that second rendering or am I looking at this the wrong way?
