New phase looks pretty nice, surprisingly. I chuckled at the illuminated "urban living" sign though. What kind of facade materials will these be?

Yes, perfect name for people who want a fake urban experience without the danger of the big bad city.

That said, this design is a huge improvement from Boulevard 1. That eyesore is so phony looking you’d think you were in a movie set.

I just wish there was more "living" in it.They should have more apartments, imo.

Brick and stone are the primary materials on the office building. The other buildings, residential and retail, will be made of the same materials that the Boulevard Phase 1 is made of.

I have some new renderings to share with you all. These were shared with me last night and offer different perspectives. they also show an Apple Store concept.

This rendering is an updated one from the beginning of the page.


Then here are the new perspectives...



Here is an up-close look at the base of the residential building...


Finally, here is the Apple Store concept. I wouldn't be surprised if Apple moves here as their current store at the Galleria is outdated compared to the most recent stores that have new designs. In St. Louis, West County's store is an example. But personally I think this is a marketing ploy to get a retailer like Apple, into the development. I remember that the original phase 2 plans included an Apple Store on this corner.


Also, the development now has 3 of 7 floors of available office space leased. One full floor is for First Bank and the other two are for some medical firm. Construction will start around the Christmas season and will be fully complete by Summer 2020.

Looks very nice, but somehow I cannot imagine that amount of foot traffic in that area.

More practical solution would've been to build the Galleria to the street. Parking in the rear.

There are some great stores here, but no one is going to shop at both of these developments in one day. The walking distance and the traffic on the Boulevard is a pain.

Such an awkward mix of development here.

I think this stretch will fill in nicely. I can't see Brookfield Properties (new owner over GGP) holding onto some of their paring lots at the galleria for much longer especially the southeastern one. It always has very few cars in it and the actual parking garage fills up, but not enough to where the needs for more parking lots are needed. If I were Brookfield, I would build another parking garage next door to the current one (and across from Macys) to make up for lost parking by selling the parking lots closest to Brentwood. Or they could just develop them. Either way, Brentwood could shed a lane in each direction between 64 and the 170 bridge over Brentwood.

Maybe they plan on courting Restoration Hardware out of the Galleria. If they do that, it would be a huge blow to the Galleria to lose both Apple and Restoration Hardware. But that's just speculation.

It's a nice project and will greatly improve Brentwood Blvd. I hope that the Burger King comes down soon and the development gets a true tower. I would like to see a Hotel and Residential tower be the final piece of the development. Basically, revive the Valencia Tower concept form several years ago and build that.

Yea, there will never be that much foot traffic unless the Galleria does something and the County does something to make Brentwood easier to cross.

New renderings. Corner buildings have been removed for "pad sites", office building received refining touches from the skybridge to the roofline. The worst change is the apartment building that has taken a turn for the worse. Also, new tidbit, TRI is the Architecture Firm.

Thanks Chris. Have you heard of any reason for the change. Are they not leasing the retail as well as they'd hoped? I know there were rumors of an Apple store for the NW corner, might they have backed out?

My guess is that they are still negotiating with targeted tenants, but the timing of waiting for a signed LOI or some setback was cause to simply remove these two corner buildings from the project for now. Which I support... this is exactly the type of development the region needs when it comes to mixed use. Build it and hopefully some day the Galleria can be torn down for more mixed use redevelopment, or at the very least a large swatch of the parking lot that fronts the roadways can.

The residential building changed to accommodate for bi-level units on the upper 2 floors. The two retail buildings (Apple and Restoration Hardware) were removed due to the fact that they (Condor) aren't sure who they want to target for these two corners. It's incredibly possible that the buildings were just a placeholders until something else comes along (which doesn't surprise me). I heard that retail space is doing ok. Since no construction has started, tenants are skeptical of signing leases but 3 have already. I wasn't given the details about what they are or who but I do know that the office building has two tenants so far, First Bank (1 Floor) and a Medical Office (2 Floors).

They wouldn't listen to you. Some of their previous projects aren't on the good lucking side either. You can give it a swing but they would probably send you back a snarky comment.

I don't have a doubt in my mind that they are still negotiating. The two corner buildings were most likely place holders (as I said earlier).

Interesting tidbits from an investor's site...
Q: Please provide a pre-leasing update for Phase 2.
A:
  • Fully negotiated lease with a bank user for 30,000 SF office space.
  • Fully negotiated lease with an international restaurant group for 9,700 SF.
  • In final discussions with a doctor for 30,000 SF of office space with the growing potential of another 30,000 SF for an orthopedic surgery center.
  • Submitted LOI (Letter of Intent) and space planning with a retailer for 10,000 SF on the North pad.
  • Submitted LOI (Letter of Intent) with a retailer for 15,000 SF in Building 1.
  • Trading terms and space planning with a retailer for 20,000 SF on the South pad.
Seems like a growing potential for big businesses moving in. The two last points though could mean something big for both of those lots.

I have no clue but I've been hearing that it could be a Chinese joint similar to PF Changs or a major pizza chain with high popuarity in markets where it's present. I haven't been able to squeak out any toher information.

I see that MSD is doing some foundation drilling next to Burger King. I guess it's for a new sewer project since a sign says "Project Clear".

As for progress on Phase 2, Q1 Start looks to be the goal still.

Construction on the long-delayed second phase of the The Boulevard could start this summer, the developer told the Business Journal.  Chicago-based Edwards Realty Co. and its partner, Condor Properties, have the approvals (and a $15 million TIF) from the city of Richmond Heights needed to move forward; the development team is finalizing lease commitments with tenants among other to-do items before it will proceed, Edwards Realty Co. owner and President Ramzi Hassan said. "The ownership group has every intention to move forward," Hassan said. Hassan and Condor Properties are planning an estimated $100 million mixed-use development with 175,000 square feet of office space with adjoining garage, 150,000 square feet of retail and 75 apartments at Interstate 64 and Brentwood Boulevard. Those plans are different from the retail-focused vision the previous developer, Pace Properties, had in mind.
