That said, this design is a huge improvement from Boulevard 1. That eyesore is so phony looking you’d think you were in a movie set.
Brick and stone are the primary materials on the office building. The other buildings, residential and retail, will be made of the same materials that the Boulevard Phase 1 is made of.
I think this stretch will fill in nicely. I can't see Brookfield Properties (new owner over GGP) holding onto some of their paring lots at the galleria for much longer especially the southeastern one. It always has very few cars in it and the actual parking garage fills up, but not enough to where the needs for more parking lots are needed. If I were Brookfield, I would build another parking garage next door to the current one (and across from Macys) to make up for lost parking by selling the parking lots closest to Brentwood. Or they could just develop them. There are some great stores here, but no one is going to shop at both of these developments in one day. The walking distance and the traffic on the Boulevard is a pain.

Maybe they plan on courting Restoration Hardware out of the Galleria. If they do that, it would be a huge blow to the Galleria to lose both Apple and Restoration Hardware. It's a nice project and will greatly improve Brentwood Blvd. I hope that the Burger King comes down soon and the development gets a true tower. I would like to see a Hotel and Residential tower be the final piece of the development. The residential building changed to accommodate for bi-level units on the upper 2 floors. The two retail buildings (Apple and Restoration Hardware) were removed due to the fact that they (Condor) aren't sure who they want to target for these two corners. It's incredibly possible that the buildings were just a placeholders until something else comes along (which doesn't surprise me). I heard that retail space is doing ok. Since no construction has started, tenants are skeptical of signing leases but 3 have already. I wasn't given the details about what they are or who but I do know that the office building has two tenants so far, First Bank (1 Floor) and a Medical Office (2 Floors).
They wouldn't listen to you. Some of their previous projects aren't on the good lucking side either. I don't have a doubt in my mind that they are still negotiating. - Fully negotiated lease with an international restaurant group for 9,700 SF.
- In final discussions with a doctor for 30,000 SF of office space with the growing potential of another 30,000 SF for an orthopedic surgery center.
- Submitted LOI (Letter of Intent) and space planning with a retailer for 10,000 SF on the North pad.
- Submitted LOI (Letter of Intent) with a retailer for 15,000 SF in Building 1.
- Trading terms and space planning with a retailer for 20,000 SF on the South pad.
I have no clue but I've been hearing that it could be a Chinese joint similar to PF Changs or a major pizza chain with high popuarity in markets where it's present. I haven't been able to squeak out any toher information.
