Agreed. Unless it was by the ballpark or right on the gateway mall I wouldnt even holdout sliver of hope for this to happen. Besides a project that big wouldn't even need to buy land. Just walk into city hall with secured financing and tell them where you want it, and I bet they would make it happen. It'd have to be a slam dunk but acquisition is not an issue. I would recommend Kaufman park as a consideration as it would compliment a hopefully completed Jefferson arms renovation.STLrainbow wrote: ↑May 01, 2018^ this is the correct answer.
And there's no way rents at this point are anywhere near what it'd take to build a significant tower on Near North Riverfront I'd say at least 5 years for a high-rise. Maybe some interesting rehabs before then.

Perhaps we can summon Mike Sarimsakci -- I recall him posting on this forum
He hasn't been on here for a while. AlterraMike is his username. Maybe he can settle whether this is happening or not or if I was duped. If I was duped, I'll have to take it to my source. Anyways, I will leave this Forum alone until we hear a definite answer. As dbinSouthCity said,
I think they will start on it, but you never know!dbInSouthCity wrote: simmer people, let's see if this group can first even get started on Jeff Arms.

Not to get far into the weeds, but I actually have heard on a good source as well that this tower is a legitimate proposal.
From Building STL News? If so, that's circular.Chalupas54 wrote: ↑May 01, 2018Not to get far into the weeds, but I actually have heard on a good source as well that this tower is a legitimate proposal.
Someone else. He has messaged me and it is not me. 100% sure of it.MattnSTL wrote: ↑May 01, 2018From Building STL News? If so, that's circular.Chalupas54 wrote: ↑May 01, 2018Not to get far into the weeds, but I actually have heard on a good source as well that this tower is a legitimate proposal.
Being 100% sure that the person who messaged you is not in fact yourself is a sure sign of sanity.

This is almost certainly just a pipedream. I know many hear like to keep their sources unnamed, but I just can't get excited about this without more information as it's just unrealistic. If there was such a demand, we'd already see other residential towers built closer to Busch Stadium.
I'd say the chance of this getting built is about 1%. Give or take a percentage point.
If I remember, isn’t there another topic on the tower? If so, should the two merge? It was a little off topic in this comment, but it makes some sense. Framer, I am pessimistic too but would be more optimistic if it were closer to Downtown. I agree with the 1% chance.
Agree, can't help think that Drury would be breaking ground already on its Laclede's tower and even then your looking at 20-30 stories by a company that has the financial ability and team to make it happen if this proposal was viable..chaifetz10 wrote: ↑May 01, 2018This is almost certainly just a pipedream. I also share the same sentiment expressed earlier, get Jeff Arms developed and that in itself is a big win for downtown.

I'd rather just see the nice-looking historic warehouse at 1920 N. Broadway get rehabbed.
^ If I read this correctly 1920 N Broadway and the 50 story tower are 2 separate entities, in the beginning of this thread it's mentioned that the developer was interested in a tower closer to Lumiere.
Yes, they are two separate projects. The site is still up in the air but could be by Bissengers. Maybe they could still do it closer to Lumiere but I’m not 100% surepdm_ad wrote:^ If I read this correctly 1920 N Broadway and the 50 story tower are 2 separate entities, in the beginning of this thread it's mentioned that the developer was interested in a tower closer to Lumiere.
Wasn't sure if we had another thread going for this, but here's an update from buildingstl blog
"I received two phone calls today from other people who have knowledge of this project. They both said different things regarding the tower itself. One person said, "The Tower will be way taller than 550 feet" and that, "it would include a hotel, some office space and residential". The other individual stated that, "the tower could be built at 1101 Lumiere Place Boulevard on the site of the America's Best Value Inn". She stressed that plans could've changed since then but emphasized the, "you never know" aspect of it."

If they are set on making it north of Lumiere then I also am hoping this is the spot. No need to put it further north than this.
"Rumors" like this shouldn't be shared. Current owners read things like this and increase their asking price, then negotiations die. This "tower" that "could be built at 1101..." could be real, or not, I don't know.bwcrow1s wrote: ↑May 07, 2018Wasn't sure if we had another thread going for this, but here's an update from buildingstl blog

Very true STLIEN. The lady wasn't so sure, so I was hesitant to put it in there. She said it was originally the plan, but you never know. I personally do not think it will be there, but somewhere else. I've tried calling her back, and she hasn't answered. For now, I will take her phone call as a "very suspicious rumor". I'll add to a notebook, but delete from the post. I was quick to insert it, so I was wrong on that part.stlien wrote: ↑May 08, 2018"Rumors" like this shouldn't be shared. Apologies. Not sure if directed my way, but just reporting what I saw.stlien wrote: ↑May 08, 2018"Rumors" like this shouldn't be shared. ^meh I doubt some rumors of buyers intent would push up the acquisition cost of AmBestValInn too much. There is too much alternative property in the near downtown. There are so many hurdles to such a project I don’t think the seller has much leverage.
Personally it seems crazy to put a signature tower there at this time. Seriously how about 10 5 story building instead. If you really want to build a tower of that magnitude the city should be nudging them to build it on one of their properties and acquisition becomes nil. Take the site of cupples 7 for instance.

Anything new on this? Thought I saw once that Alterra was supposedly going to announce something in August.
- 1,864
I say there's a 0% chance anything substantial ever comes of this pipedream. The developer, Alterra, still hasn't tackled the Jefferson Arms. If they can't get that done, then how can we reasonably expect them to ever do something as big as a 50 story skyscraper?
We almost need a quick dashboard somewhere of projects that have been proposed, but with the current status and facts on the developers history and actual ability to get it done.

According to a post on the Skyscraper page forum, demolition has started for the renovation of 1920 N. Broadway. To recap: Greater Than Games will be moving its headquarters from the suburbs into 1920 N Broadway. Wonderful space for them to renovate and make their home. Shame about no tower, but there's plenty of other parcels along the North Riverfront that are in much more dire need of something new being built there.
The redevelopment comes as part of "a $25 million rehab of 1920 and 2000 N. Broadway into warehouse, light industry, and office space by Blackline Design+Construction." Should really liven this whole area up once both renos are done.

^ The 2000 N. Broadway Building is pretty awesome with the oldest part built in 1887.... it's being nominated for the National Register. Also, if I'm reading this right, Blackline has different plans for 2000 N. Broadway not involving Greater Than Games (which is moving to 1920 N. Broadway)?
