Feb. 5! Wooo!
As of this morning, West Pine was closed except for local traffic between Kighshighway and Euclid. Here we go!
Anyone have updated renderings to share?
Anyone have updated renderings to share?
So is it actually closed at any point or just discouraging thru traffic?
And I've seen 0 new renderings since December 2016. Unless you count those schematic diagrams but I think that was all released in the initial batch. So we have one typical floor plan and the ONE rendering. Let's hope it's not hideous from other angles. ALSO, this is one of the few instances where I think an onsite material mockup will be a necessity. The rendering is photo-realistic but the actual materiality is vague. Are we expecting sheet metal, steel panels, plastic panels?
Glad to hear the West Pine is Closed for construction. Peter says that utility work will take place currently (earlier on he said that this would be the removal of the power lines and other things on site such as black top and possibly water and gas lines). No official ground breaking yet. I would say we are currently in the “Pre-Construction” Phase. Exciting! ![]()

Man I hope these projects move quickly. I'm glad construction is starting but the stock markets have had a TERRIBLE week. Can't help but feel like we are on the cusp of another recession.

I am not all the concerned. The market has been on a crazy run for over a year. It was overdue to have a correction. I am not going to get too worried about a couple bad days.GoHarvOrGoHome wrote: ↑Feb 05, 2018Man I hope these projects move quickly. I think the market will slide until Wednesday (or worst case scenario: Friday) and then come back but not as fast as before. We were due for a correction (as JShank83 said above) but the economy is growing both here and nationwide, which is good news for both new constructuon and jobs. This "crash" was caused by tech companies and not the overall economy. As mentioned somewhere on here, Central West End is pretty stable and a recession or downturn may not effect it that much. So, between these things, I don't think we have anything to worry about for now at least.GoHarvOrGoHome wrote: ↑Feb 05, 2018Man I hope these projects move quickly. ^ All good points, I think in terms of development such as One Hundred or others the concern is that underlying increase in interest rates suggest it is a good time to take your profits out of the bull market. However, a prime interest rate that is making a slow but steady climb in the positive direction might very well impact financing on proposed projects in the future. Maybe not the One Hundred or BVP II but those proposed but don't have financing secured yet. So once again, back to the market in some respects being a leading indicator in general. That is my babbling take on it.
But who knows, follow the hotel thread and you wonder what really drives a rush on development or not. Certainly demand helps but you wonder if it is following the markets based in part on prime interest rates, or treasury pulling back from the bond market and therefore money trying to find an investment or simply everyone following the herd hoping to have the first leases or room reservations in hand before the next guy.

Great to see all these signs of progress prior to full blown concrete pouring.aprice wrote: Posted in the Parc Frontenac elevator this weekend, sent to me by a friend.

That’s what CNBC was saying. They also said that computer algorithms caused this big drop to happen as stock trading goes automated. Anyway, this topic should get back on track
So nobody's confirmed yet how many stories or units this thing's gonna have?

Well the answer to the number of floors is in the elevator flyer at the top of this page. As for the number of units, standard floor plans have been posted. Granted there will probably be some variations around the garage and "penthouse" units, but that would give you a pretty good idea.
Well, there was this from just over a month ago:
That's what I'm saying, there's been a lot of confusion about how big this thing really is. This close to construction there has to be a finalized design; I'm just wondering if been officially clarified that the final plan is to build it with 36 stories, or if the guy who typed up the flyer/P-D/whoever is just basing it on, say, the Studio Gang site that hasn't been updated since late 2016.

^ Seems a bit more specific than the flyer taped to an elevator. Then again, we had this discussion back in October:Projected to have approximately 322 apartments on 38 floors and to stand 400 feet tall, the One-Hundred will be 90 feet taller than the nearby Chase Park Plaza and the city's tallest residential building.
^ So The initial version of the story said it would be 36 stories and 305 units, but the next day was updated to say the tower will be 39 stories and 318 units. As of 10/27/17 that story still said 39 stories, 318 units. Apparently sometime after that they corrected it *again* to say "the 36-story, 316-unit apartment tower."urban_dilettante wrote: ↑Oct 27, 2017yes, i realize that. i'm just saying that if the correction had been in error they would have re-corrected it back to the previous number already. that is why i believe that the corrected number is, indeed, correct.rbb wrote: ↑Oct 27, 2017Again, this was all covered pages ago in this thread, but for what it's worth the 39 stories was the correction...urban_dilettante wrote: ↑Oct 26, 2017
i think if the PD had made an error with the 39 number they would have corrected it by now, so i'm going with 39.

^ FAKE NEWS! i refuse to believe the re-corrected version 'cause 39 > 36.
Pretty sure that this illustration from Joe Roddy has already been posted, but doesn't hurt to put it on here again:

Start of a pretty good year when thread discussion is back and forth on whether the next high rise construction project is 36 or 39 stories.

This is now officially underway according to their Instagram! VERY exciting! I would expect a formal groundbreaking soon.
^^ Nice post Framer,
Maybe we will eventually see Koplar find a way to give One Hundred a run for its money and fill that hole.

So that settles it - 36 stories. Which is consistent with the renderings released thus far.

^ still not buying it. i'm hearing that floors 37, 38, and 39 will have cloaking technology.
