City issued 450 new construction multi-fam permits in May. There were only 464 all of last year. I believe the permits were issued for the 32 N Euclid project this month as well, so we should have a (post-recession) record breaking year.

^ While on the subject of new construction multifamily, there are a couple big projects that I'm not sure will get going this year or not, namely
-- 5510 Pershing, 165 units (application was submitted last fall)

Now (just) behind 2014 pace through June. However, with the 202 units issued for the Delmar Loop tower, new construction multi-family units already have surpassed 2015 and 2014 year-end totals. We need about 250 more to break 1,000 but I'm not sure what's out there in the pipeline to break that mark.

The for the update stlrb. In terms of the pipeline and needing 250 more permits, the two proposals in Soulard just about do the trick. Victor & 7th is 118 units, Russell & 13th is 126 units, for a 244 total.
^ I believe you got the two apartment buildings on Pershing Ave but not sure on status or units counts. Still believe we got Green Street Grove's proposal out there.
Also, doesn't CORTEX/Wexford $140 million investment have both hotel and residential component. Someone noted on Nextstl weekly chat that fence was up and site prep looked to be underway. Alex responded that their should be an announcement soon. Alex. do I got that right?

Hard to know what projects really are moving forward and how fast.... one of those 2 Pershing projects e.g. had the building permit application in 9 months ago so I wouldn't be surprised if the building permit is issued soon but otoh I also wouldn't be surprised if it's just dead. And even if say Wexford for Cortex or Green Street for Chouteau's Grove finally submits a building permit soon it still may take several months to approve. But sometimes things like 32 N Euclid come around that seem to be on comparative hyper-speed. But hopefully at least one biggie gets going with actual construction this fall.

the 5510 Pershing permit was issued earlier in August so those units (165 or so, I believe) will be added to the July total of 764 and bringing us very close to 1,000. I thought I would take a look at building permit numbers from the Census Bureau to see how we stack up to other Midwest peer metros. These are the 2017 numbers through November (December not available yet). Metro totals (I don't think they have it by city):

Some thoughts about these numbers:
Our total numbers look pretty decent, although skewed more towards single family than multifamily.
Columbus was probably the biggest surprise for me, especially their 5+ unit numbers.
Pittsburgh is still struggling with growth, despite their well publicized growing "it" factor
It is becoming increasingly clear the MSP is no longer a true peer and is leaving us in their dust.

Not to hijack the building permit thread, but I was looking at Midwest venture capital investment numbers a while back and was surprised to see Minneapolis so far out front of other seemingly peer cities, and approximately double what STL was getting.
