Which projects have driven 2020 so high so quickly (which is just incredible considering Covid)?
The WUSM neuroscience building, the two projects at DeBaliviere & DeGiverville/Pershing, 4545 Laclede, 4440 Manchester, maybe 1501 S 7th?
I must be missing some big ones unless maybe building permits for the MLS stadium have been issued?

Comparing the building permits of St. Louis' urban core with the vast suburban expanses included in some of our peers like Indy, Nashville, KC, etc wouldn't make a whole load of sense. Edit: For example. St. Louis City (60sqmi) has issued only about 3,600 permits this year. The entire city of Nashville (527sqmi) has issued over 33,000. It takes a better mind to sift through this data than myself, but here it is. Sorted by council district:

Here is the list from Dodge Analytics for commercial and multi-family starts for the first half of 2020. It only shows the top 20, and we didn't make the cut. I'm not sure where to find the complete data. Earlier in this thread someone posted some data from Dodge from earlier in the year that shows higher numbers. I'm not sure if that is because it includes other construction types (single family, infrastructure, etc) or if that data was calculated in a different manner:

If the MLS stadium permit is issued by the end of the year, we'll have a chance to hit $1B this year.
By the efforts of other on these threads it seems like there was a nice end of the week bump in permit apps for the city
Curios if anyone think that Convention Center Expansion see any permits towards the project this year? I assume that it is still too early in the game considering city just sold the bonds. Also, would be a nice anchor to start the next year off.

I wonder how much of the slowing of construction projects in St. Louis is related to material shortages, specifically lumber? I know the shortage and skyrocketing costs are playing havoc in residential construction.

^I've got a plumber working on my house and he's complained about materials shortages and price increases. I suppose I should be sadly unsurprised that it's a systemic problem.

The $350M is mostly apt buildings and the MoBOT visitor's center.
We should see big ones for the WUSTL neuroscience building.
I'm told the NGA won't have permits so there's several hundred million that won't be in thetotal.

So maybe hope full 2021 might also include Wexford's Sand Crawler(or maybe that is already in the current), Foundry Phase II, Iron Hill and maybe just maybe on the wishfull side BPV's 2CW tower or surprise NOW district announcement. I didn't do a 2021 top ten list but still think 808 Chestnut will be bought and a legit tenant & upgrade will come together for the tower.

^I'm not sure there's anything really surprising there. The core of the north side continues to see disinvestment and underinvestment. Of the four wards that saw less investment all four are central to the north side: most prominently the corridor along North Grand. The serious investment, the wards seeing hundreds of millions of dollars, were then and are now in the central corridor. SLU, Carondelet, Dutchtown, and Dogtown have seem some improvement. Some pockets on the north side as well, so long as you get away from Grand. Not much change around Tower Grove, but it's pretty stable so that doesn't strike me as troubling. The heavy northside investment all seems to be in the more industrial wards. NGIA will change all that, so long as it actually shows up in the metrics. But how much a heavily fortified walled garden will spur growth along its periphery remains to be seen. (I've no doubt it will and is already bringing the Geo-cash to town, but where that investment will fall is more of an open question.)

With costs skyrocketing, I'd guess there's a commercial construction lull coming, at least until the correction. What exactly is left in the pipeline and far enough along in the planning process that, if it proceeds, is likely to get a building permit issued this year? Just considering large projects, obviously.
