I knew the Desales project was well underway both new construction and rehab and looks great and actually shares some of the same blocks as the RISE project.

I just haven't seen any actual work on any of the RISE buildings underway in my travels through South City. They are pretty easy to identify because they have MHDC Site signs posted on them. I sure hope the RISE project indeed happens as the buildings they are targeting are easily the worst and most challenging in an area that is really coming into its own in terms of apparent stability and upside, at least in my opinion.

^ hopefully so.... I think that project is my favorite of all on the City project list except for the Arcade-Wright (my #1 due to its sheer magnitude.)

They’re calling their venture Brick City Makes, and they want to fix up the 87,000-square-foot factory as industrial office suites for a new generation of nimble manufacturers: One-machine shops that don’t need huge warehouse footprints but may need room to grow can sign up for space in the building while they find their footing in the marketplace.
Rehabbing a building as an industrial incubator is a new venture for DeSales, a nonprofit community development corporation that has mostly stuck to housing rehabs and rental management as a way to improve the Fox Park and Tower Grove East neighborhoods where it operates.

We are seeing some nice growth in areas of Benton Park in just the last 6 months. My SO has friends at Gracia Properties that believe Benton Park is going to be hot as well. Good to see South City growing.

^ I might be reading this redfin thing wrong, but I assume some of the established staples like Benton Park, Tower Grove South & Shaw are "hotter" than Fox Park in terms of the housing market but that Fox Park is an "up-and-comer" poised to see the greatest gains in growth. Anyway, as you say it's great to see at least a good chunk of South City seeing some nice action.

I just bought a house in McKinley Heights for a good price that I am fixing up. I was trying desperately to get into Benton Park to do a rehab but couldn't compete with the developers. Several properties I checked out in Fox Park would also get scooped up very quickly when they hit the market.

^ And all of them have sold! Looks like somebody else just picked up the vacant lot across the street last fall so it won't be Vatterott again but I wouldn't be surprised to see that developed soon as well as Vatterott doing more in the area... they do have several vacant lots in Fox Park proper.

Definitely a good read. The most frustrating things to me are...
1) the condition/lack of securing the LRA home (which also isn't appearing for sale on their website)
2) the former LRA home that was sold a few years ago but no redevelopment proceeding (though it looks like a permit was issued in 2016) I seem to recall LRA is enabled to take those back if no rehab is done by x amount of months. Anyone know?
3) the one across from Fox Park owned by a nearby business
4) city's general lack of ability to quickly and effectively secure privately-owned buildings, which I think to some extent is due to state laws and to some extent lack of having act together.

But I would say from my admittedly outside look Fox Park seems definitely to be on the up as a whole and what's examined here is atypical (and a number of which do appear to have redevelopment in the works) and different from a more dominant and destructive dynamic that's continuing to depress large swaths of North City. There, properties continue to be abandoned and added to LRA's holdings while in this case it appears to be more of a slower housing market than we might like getting properties out of ownership of absentee owners/speculators and over to those who will return them to use.
