$140k building permit application submitted to convert 2726 Accomac from 2-fam to single-family.
The former LRA lots on Geyer (facing I-44) are getting their modules in place today. I did not know it was a pre-fab project and a heavy crane was used to lift separate first and second floor modules. The front facade will be bricked later. Will be interesting to see the finished product but here's a pic from this afternoon.

Pretty interesting article about the St. Francis de Sales church in Fox Park.
They draw more than 700 people on Sundays for Latin services, being only 1 of 2 churches in the Archdiocese allowed to have full Latin masses. Since 2020, they've grown from 200 to 600 registered families, likely the best preforming church in the city.
The article has an anecdotal story from a family of 8 who moved from St. Clair County to Fox Park so they could walk to church. They apparently give neighborhood tours to other church members, showing off the neighborhood. The church also advertises in the bulletin for members to live on the neighborhood.
There's another anecdote about a family of 5 who went to church there while on vacation from Florida and loved it so much they moved to the St. Louis area so they could attend services there.
They are also undergoing a $15M renovation that has already added air conditioning and catching up on years of maintenance that there previously was not money for on the church itself and former school building.

Minus the steps, which remind me of that house at Sublette and Reber, this is the perfect style of new home for a lot of the City. Tack on those detached homes being built in Benton Park and you can start to have a catalog of styles to choose from. Key to success is how can we try to make these a little bit more affordable to get built? Is modular construction the way to go and then add brick onto the front? Or is there an alternative? What's interesting is that new single-family and row homes are built decently often in the City and they do sell helping pushback against the narrative I see some pushing that no one wants to buy a new home in the City. But we need to start figuring out how to expand the scope of this and make it appeal to more people.
These sorts of things can help the population loss turn around and keep my generation interested in, and living in, the City. There's certainly the land for it.
Agreed, I think these row style multi families speak St. Louis and may be a way to rebuild blocks at a time in neighborhoods like St. Louis Place and the Ville. It would be more cost effective and more affordable for more families rather than trying to sell hundreds of SFH lots.

Yes, the steps are disappointing (even more disappointing to me are the wooden lattice siding on the side of the stairs). Overall though the form and finishes look really good. I'm a fan.
A relatively recent bit of Fox Park infill here -- 2840 Accomac. The previous home on the lot was torn down in 2008 with an emergency demolition permit.
St. Francis De Sales and Fox Park will be having Oktoberfest on September 13th.
