In 2019 this building was going to be something called Brick City Makes, light manufacturing of sorts but that didn’t happen and now Blackline has started construction on a 78 unit apartment renovation.
Michael Schwartz of Blackline announced on his Linkedin that 2528 Texas is a go.

Related: having lived in a building by same the developer I will say that quality of the renovation was sloppy and I know what all my neighbors watched on TV.
Kitchen counter wasn’t set right, dishwasher didn’t work(note that I was the first person to live in the unit), closet doors were cheap and kept falling off the track.

^Love it. Hope this is a sign to come for the other warehouses in the area. This along with the Rung expansion, opening of new restaurants, and closing of the 711 puts that part of the city on a great trend.

2500 Ohio has a redevelopment plan. 68 apartments are planned by Blackline, with 50% of those units being set aside for people making below 80% AMI. This was announced on LinkedIn and Facebook. Really good to get Koken, 2311 Texas, and this building redeveloped. It won't be long till we see a new construction multi-family proposal here.

As a 13 year resident of this neighborhood, never thought I'd see this. Fantastic. And the Rung for Women expansion is going full steam ahead filling in the street wall. The hits keep on coming for Fox Park. Now it's time for infill on the scads of vacant lots, especially on Geyer Ave and the corner lots along California Ave (Geyer to Shenandoah).
Side note, a long vacant corner building at Accomac/Nebraska finally seems to be moving ahead. Always dreamed this would be retail space, but who knows, likely more of a residential conversion.

Fox Park is doing great. It's amazing how the Jefferson/Gravois intersection and surrounding blocks are changing. Prob the most improved neighborhood since I moved to STL.

I'm hoping that we see more dominoes fall where the 7-Eleven just closed. Could be a great spot for some new infill.

Oh heck yeah! Mow down the predatory lender locations and 7-11 and build housing. That would be a massive win. Anyone have any progress photos of Rung or 2528 Texas? Any movement on 2311 yet? Unfortunately I don't often get down to Fox Park.
I'll see if I can take some tomorrow or over the weekend. The work at Rung has moved amazingly fast. That building used to be home to St. Louis Paint Co. My dad worked there for over 30 years. He met my mom there, too. Had many relatives work there, an aunt, a couple uncles, my grandfather, brother, and I had a job there one summer when I was a teen. Is that the one that used to have ‘Panda Paints’ on it? It’s been so long since I’ve been down there. I think those old ghost signs are gone, not sure.

The Panda Paints ghost signs are still there at Ohio and Sidney. The business, jobs and huffers are long gone.
