there were also plans—a year or two ago—for a parking garage with street-level retail next to the muni courts building. haven't heard anything more about that.

150-room hotel planned at Municipal Courts Building downtown

A developer is planning a 150-room hotel at the Municipal Courts Building in downtown St. Louis, 1320 Market St.

MCB Hotel Owner LLC (Michael K. Nelson of Des Moines-based Nelson Construction and St. Louis-based Vertical Realty Advisors) is the developer of the project, which envisions two courtroom-themed bars, a swimming pool, fitness center and event space, according to city documents.

The $60.2 million project is requesting $8 million in tax increment financing from the city of St. Louis. MCB will also be seeking a rebate of sales taxes generated by the sales of hotel rooms, which are not captured by TIF, according to the city. It will also seek a Community Improvement District and Transportation Development District, as well as historic and Brownfield Tax Credits.

^ I suspect the property tax is the biggest; although taxes on restaurant/food&beverage/meetings could also add up. I guess it would be good to know what subsidies were approved for the other recent hotel projects. (on that note, I think Hotel St. Louis is supposed to start work by end of this month; not sure what's going on with the one on the Intl. Shoe.)

I understand that downtown had one big hotel closing with lot of rooms but trying to understand if the considerable number of downtown hotel proposals can go forward. I'm at 6 - Three boutique hotels (Hotel St Louis, Intl. Shoe and Gils Blackhawk? if I got the right), New mid size Marriot built on top of a MLS stadium or vice versa and believe that BPV phase II will have a hotel. Did I get that right? That is not counting the fact if we will see a Jeff Arms and or a Railway Exchange hotel proposed in near future.

At this point, would like to BPV Phase II add hotel over Marriot proposal. Wouldn't mind seeing a hotel go into Jeff Arms and or Railway exchange if it helps get those projects moving forward over the latest Muni Courts building hotel proposal.

What I would love to see come back for Muni was some of the previous proposals that floated structured garage/commercial or residential space on the back surface lot along Clark.

They need to add on to the Municipal Courts building. Add residential or mixed use on the Clark Street side. Do something there

^^ Hotel St. Louis is the Gills local version of their Blackhawk.
The Hotel Indigo down the street already is under construction.
The Last Hotel on Washington in the International Shoe Building... I think that just recently got its subsidy package approved.
I believe a hotel is definitely in the plans for the Jefferson-Arms, but it won't be a Trump brand which the developers originally were pursuing.
Fairfield Inn is proposed just west of the proposed MLS stadium site
Municipal Courts proposal... a Hyatt, I believe.

So that's 6 apparently serious proposals. Also, the Union Station hotel has added rooms; 50 I believe. I don't think a hotel is planned for BPV2 but depending upon how fast that moves, perhaps one could be in a Phase3 in the not-too-distant future. Same with RR/X but again that's kind of tenuous at this time.

Anyway, I wouldn't doubt if a couple of those 6 fall by the wayside, but they represent a range of offerings and I think downtown can absorb a decent amount of added hotel rooms. I'm also curious about the Crowne Plaza plans and whether the intent to downsize the hotel and add apartments is still in the works or if it's been dropped.

The Hyatt Hotel I can imagine for this location is a Hyatt Place or something similar.

Oh, I realize that there is green space.

But what you are saying is not a hard and fast rule on the south side of Market, which is why I'm hoping it could open back up. I realize its unlikely but this isn't the same as the Gateway Mall. But the point is that there is already plenty of parking the vicinity and if the lot behind the Muni Courts is ever developed then 13th should be reopened.

I believe if and only if the Lot behind the Municipal Courts is built on in some way, then the road she be opened but chances of that happening are next to nothing for the time being.

Unfortunately far too much of City Hall's parking is in the old 13th St ROW, especially the secure parking for employees and officials. If and when City Hall were to get it's own parking garage at Clark and Tucker, then 13th could re-open. (or we end the era of individual car ownership as we know it, which I'd prefer. We'll see which one comes first)

Thought it was a pretty good article and summarized some of the difficulties to incorporate hotel rooms including the fact that the old courtrooms have 35' vault ceilings. Sounds cool but not sure of how good of a business plan that is. Still like the office space with a structured parking/commercial space behind it or even a small tower on top of the garage.
