Sleek condos will be squeezed between old Lindell buildings

Conrad Properties Corp. is moving ahead with plans to build a 10-story condo building on a sliver of land between two 1920s-era apartment buildings on Lindell Boulevard.
The sleek, glass and precast-concrete building, estimated to cost $20 million, will be at 4545 Lindell. Conrad expects to begin construction next fall, but it will seek buyers before then.
"We have brought the project to a point where we are comfortable accepting names for a reservation list," said Craig Saur, a Conrad principal.
He said that the Clayton-based developer will begin selling the condos in the spring and that it plans to have people moving in toward the end of 2006.
Saur & Associates Architects designed the building, the second proposed for the 109-foot-wide site. Gary Mestman and associates proposed a 14-story condo building there more than a year ago. But after the Mestman group decided to sell rather than develop the land, Conrad bought it.
Conrad's building will have 33 condos, all corner units with terraces. Except for two penthouses, they'll have 1,400 to 2,500 square feet. Prices are expected to range from $400,000 to $800,000 each. The larger penthouses, with higher price tags, will have rooftop decks and two-story living rooms.
Louis Saur, the architecture firm's owner, said the modern design was meant to be "a contrast to traditional buildings on both sides."
"It will be finished with really nice precast concrete and have floor-to-ceiling glass so that when you are inside, you'll get dramatic views of the city," he said.
The building will have no corridors. Instead, owners will go from elevators into their condo foyers. Saur said that feature was designed for efficient use of space and to make condo owners feel more at home in the building.
"People do not have to walk down a corridor to get to their homes," he said. "This is the same thing, except that it's in the sky."
The building will have 63 indoor parking spaces, a fitness center and club room.
Like the nearby Metro Lofts, 4545 Forest Park Avenue, and other residential projects Conrad has developed, Saur expects the condo building on Lindell to be a success. He said about 60 percent of the 143 rental apartments that opened in March at Metro Lofts are leased.
"We believe the demand is there," he said. "We believe St. Louis is ready for a cutting-edge look that developers in New York, Chicago and Los Angeles are presenting with great success."
