Nice full page ad in the June issue of Vanity Fair (Angelina Jolie on the cover, see ad on page opposite 206).



I suspect it may be a regional insert, but I don't see any codes that would indicate that this is the case. Perhaps Craig could confirm one way or the other. If it is a regional insert how widely is it distributed?



I have seen others suggest (and I think it is a good idea) that premium St. Louis properties be marketed in national papers, like US Today, NY Times, Wall Street Journal. If you look here you will find premium properties from around the country. It attracts big money buyers from all over the country, but it is also good publicity for the city as a whole.

I'm in NYC, and bought Vanity Fair at the newstand yesterday. I don't see an ad for that apt. building in this addition opposite p. 206. I too wish for the national exposure, but I'm sure it's expensive as all get-out.

Conrad Properties collected 11 reservations valued at more than $7.5 million in its first week of operation at 4545, the 10-story, 34-unit condominium project planned for 4545 Lindell Blvd. in the Central West End. Because of the response, Craig Saur, Conrad principal-in-charge, expects to break ground on the $28 million project this fall.

In the October 2005 St. Louis Homes & Lifestyle Magazine, there is an advertisement for this building. Early reservations will get a $5,000.00 gift certificate from Centro Modern Furnishings. They mention pre-construction pricing from the $500,000s. They show a really nice rendering of the building exterior and interior.

We are slated to start construction within the month. We are in the process of firming up our construction contract and financing for the project. We are also moving our sales center to a retail space on Maryland Avenue which we will also use as our selection center.

I have always admired Conrad Property developments, and am so glad they are addressing the market needs like in the Central West End and one day in other parts of the City. Then again great design comes with high costs. So, I encourage Conrad to continue building but with an eye on a lower part of the market that they can make more money from. STL City Senior Planner Rolin Stanley has said this many times and chasing after the high profile niche is a small group.

Conrad Properties begins $28 million condo building

St. Louis Business Journal - 11:55 AM CDT Wednesday



Conrad Properties began construction Wednesday on a $28 million, 10-story condominium building in the Central West End.



The classic contemporary-style 4545 building, at 4545 Lindell Blvd., will have 34 condominiums priced from $500,000 to more than $1 million. The condominiums will feature floor-to ceiling windows, glass corners and direct elevator access.



The building is scheduled to be completed in Spring 2007.

They have to move the sales trailers before construction can actually start, so I would assume that is why all the banners are gone.
