I overheard Allison Ferring at the new Companion on Maryland Avenue stating that once she moved in she will be proposing that the lobby is changed. Some of the residents are art collectors and she wants to rotate the residents artwork thru the lobby.



If I were a resident there I would not like that. I might not have the same opinion about others art as they do. That's why it is called common space. Keep your art in your residence.


Art is in the eye of the beholder. While you or I may not care for the artwork in their building, the interior designers obviously thought it would flow with the building. If residents want to rotate artwork, they should take it up with their HOA-after all it is there building!



Otherwise I think it is a fantastic residences tower. The one thing I think it lacks is a swimming pool. It would be nice if they had an indoor lap pool or an outdoor pool, but we all know adding a pool increases condo fees considerably.

Being familiar with several of the new tenants at 4545, it's clear that this building has become the address of choice for many in the local art and design community.

Thanks for the links. I gotta say, I wasn't expecting the fitness room to be right on the ground floor overlooking Lindell. Seems like that spot could have been put to better use.

I agree with that Framer. Also, I don't like the way the common areas used for parties and other group functions open up to Lindell, specifically the outdoor space which is uncomfortably situated and too subjected to the noise and potential stranger encroachment off the street.



I do like the dedicated elevators opening directly to one's condo, however.

I love this building, it's a great contrast to the 1920's highrises beside it. However, I wish it was white like the original rendering. and where are those darn hanging vines they always have in renderings?! :P

I made a delivery to this building today, so I finally got to check out one of the units. Let me tell you, the views from the projecting terraces are amazing. You can see straight down Lindell all the way to the Arch, with a great variety of buildings lining the street the whole way. To the South you've got the CWE and the hospital complex, and to the West lie Forest Park, Clayton, and amazing sunsets.



Awsome. Wish I had brought a camera.

Several units have recently been sold in 4545...somewhere around 5. As far as the rest of CWE goes, well, there is A LOT of supply right now even though there are a lot of condos being moved.

4545 is nice, I still personally prefer the Park East Tower.

Last Friday's issue of the <I>Business Journal</i> has an article on difficulties facing the luxury condo market in St. Louis, and Conrad's developments in particular, and reports that the 4545 Lindell building is currently 50% sold, with 17 units remaining unsold.



The same article also notes that Conrad's Maryland Walk development in Clayton still has 20 unsold units out of 101 total. Of course, not all the sold units are actually occupied, as is obvious to anyone who regularly views the building after dark.

^Yeah, I'm guessing that more than a few of those units are owned by speculators.

Some of the upper floor units in Maryland Walk were purchased white box and are having EXTENSIVE work done to the inside of them by the owners.



4545 faces problems because the people who can afford to buy the units and who want to buy the units can't at the present time because they are having difficulty selling their mansions in the burbs.



Let's be honest, 4545 isn't exactly a place that is going to attract a lot of first-time home buyers with the entry prices starting at $500,000+.

I know virtually every current resident at 4545, and none of them came from a mansion in the 'burbs. Some lovely, modest homes in Clayton, one mansion in the CWE, a farm in Illinois (a temporary resident until their Chase condo is finished), three previous CWE condo dwellers, and at least one Wachovia transplant. I'm sure suburban ex-Mansion owners would be welcome with open arms, but that's not the target buyer for the building.
