Well, when I was in town last weekend I went by the site and they still seemed to be excavating and drilling. No crane yet. This site is definately taking a long time to prepare.

^Thanks. This does seem like it has taken a while to prepare. They've blown that three month time table out of the water. We won't see any kind of a crane until they reach the bottom of their excavation and pour the mat.

I walked by it just the other day and had a good look at the easternmost point, along Eighth facing the bank. They're still excavating. Whatever the mess was exactly underneath, it's deep. Lots of rocks and general debris.
On a good note, it was a full site, with multiple workers and high power diggers. The whole site seems to also be working in tandem with the future OPO Plaza, which is coming along nicely as well (they're finishing up the last of their excavation and making tangible progress in site buildout).

They will also use geothermal energy for heating
and cooling... "We will be using geothermal heating and cooling as we did at Roberts Place Homes," Michael says...
I guess now we know why the drilling has taken so long! It's encouraging to see them make this investment into the building. It will give them drastic reductions in they energy useage and overall impact of the building. I hope this makes other developers in the area take a look at this in the future.
Geothermal heating and cooling? I thought that only worked in places like Iceland. Shows what I know.

Nope, can actually be done anywhere with the proper technique. Even if you don't have hot water below, you can still rather efficiently use the constant temperature of the earth. Good to see them using it. Maybe it will catch on more around here.

I am confused as to how much of the block the footprint of this tower will be taking. Not counting the space used by the Plaza, will it take up that entire half block? or will it start/stop where the row of I-Beams sticks out?
I had never noticed that the Mayfair has that little bell tower/watchtower/ whatever it is supposed to be. The Lennox/Renaissance Suites has two very similar towers (one complete with a ghostly trompe l'oeil woman). I have never heard a reason for these.
The ones on the Renaissance Suites aren't part of any mechanical/ventilation shaft. I don't know about the ones on the Mayfair. I doubt they ever had any actual use and are purely architectural, but they are really odd since they are barely noticeable from the ground. Perhaps the two hotels were designed by the same architect, someone that had a real passion for bell towers?

The tower will start/stop where the I-beams are sticking out. The footprint is actually quite small. The entire half block footprint is going to be the plaza/park.
I like how this building is situated. Each unit will have tons of natural light/windows. I can also imagine the first floor retail space opening up onto the courtyard, enlivening that space. Big cities have buildings jammed into every available footprint, and it results in a more interesting city layout and architecture.
Needless to say, I'm pretty excited about this project.

^ I agree completely. Projects like this are the ones which bring out and define the urban fabric of cities. I would love to see more smaller skinnier towers with first floor retail go up on some of the open lots around downtown. Golden opportunity right now across from the MX and U.S. Bank plaza right now IMO for the next such project... stupid market.
I really would doubt that this building will use geothermal heating and cooling since the footprint is really really small, maybe they meant a heat pump system
Does any one know about the Roberts Brothers? What is their reputation; do they have they any other notable projects?

Great reputation. They made most of their money in broadcasting.

is there a garage for this development?
No.
Unless there has been a change, they will utilize spaces in the 9th Street Garage, sharing valet parking service with the Mayfair. Not sure how they will handle the cost... rolled into the condo fee, maybe?
