Got a letter from the Jacob Mortgage company. They really seem to be confident of meeting the Jan 15th deadline.

I really hope that the rest of the building gets much more attention from buyers in the coming months. This is an awesome building in my opinion and I am slightly surprised at the amount of vacancies there currently.

Has anyonechecked out Jacob Financials closing costs? How does it compare relative to other lenders closing costs?

They claim they can offer $2K incentives on closing. I would shop around and make sure you are indeed getting the best offer before closing with anyone.

I also believe that they will move units fast, now that people have a realistic vision of what it will be like. Believe me, I was SO torn between the I and E and am very pleased with how the I turned out. Seeing the finished product is VERY different than seeing it on paper.

If we can get all the unit members in before Feb., we should plan a Mardi Gras party and have a bash on the roof before and/or after the parade. I will try to formalize some plan at the next walkthru (Jan 3)

I talked to Jacob Financial last night, and they have been talking to the project supervisor, and apparently the project supervisor said the project will not be done until Feb 1-15.



However, I think Penny at Jacob Development is still saying January 15. What is anybody else hearing? Can you try and confirm?

FYI: At The Meridian, I heard "Your unit will be complete this week or early next week" for about 3 months.

How have folks contended with loan applications/approvals when closing dates kept on extending out in time. As I understand it, a loan approval is only good for six months. Have the lenders been willing to extend the approval for longer periods? Was there a cost? Did folks wait to apply for loans at the last minute so that the approval would be for a period that anticipated several delays in closing dates?

I had been pre-approved for over a year and a half. I didn't actually secure the loan until after I had my walkthru. It took about 2 weeks.

I think Jan 15 is a date just to get people start thinking about getting the finances in order, so that everyone will be ready by Feb 1.



I will be out of town Jan 19-31, so this will suit me just fine. I am hoping to close first week of Feb, and if so, we can still have a pre/post Mardi Gras on the roof.



BTW, I know I am being repetetive, but the building, and in particular the balconies look great. Jacob Dev has done a good job in maintaining high standard of construction.

Hi, all.



Too bad I'm not able to attend the walkthrough tonight. Can someone please provide an update on what they learned regarding the loft building status from when the attended the walkthrough tonight? I'm sure a lot has been done. Hopefully there's a big construction update. I'm also interested if anyone knows of possible tenants who will occupy the retail space on the first floor? Oh, and have the installed the real elevators yet? Any word on when actual closing begins? Any update would be fantastic. Thanks.



Also, just curious. For all those who read this thread and for those who bought units, which floor are you all on? I'm on the 4th. Just wondering if my future neighbors are reading this thread too. I'm sure I've met a few of you already in past walkthroughs.



Anyways, I'm looking forward to moving in soon and meeting all my neighbors!

Elevators are in, but have another week to be "hooked up". The temp elevator on the outside of the building is torn down (backup generator has gone there).

I am on the sixth floor. Unit is almost done. Light fixtures are up, but some paint and appliances were still to be put in place. Overall, looks great.

Since I have a balcony fetish :P I did end up going on mine (they are in permanent anchor now). They have a mesh bottom, means you can look STRAIGHT down. Tis a bit unnerving at first.

No news on retail space. They are still confident on the closing date (starting) Jan 15.

I LOVE the personal touch of the sales people. I had a few questions about some stuff in my loft. Jill knew the exact things that should have been selected and promised action to have them change it before the first inspection. Jacob Dev. is lucky to have the salespeople they have.

There were about 20 people there. I also got to see some of the "personalized" units on the 9th floor. You GOT to see these for yourself.

I thought Don was saying actual closing will not be till the end of January possibly Feb 1st? You heard different bsharmastl?



I am at Unit E on the 5th floor. All my unit really needs is to be painted the deep tone accent colors and my refrigerator to be pushed into the wall. For those of you who selected deep tone accent colors, I discovered something I did not know. There were going to paint one of my walls the Apple Spice Red accent color in my bedroom. Luckily I was able to see this before the accent colors were applied. I am asking Jacob Development to NOT migrate the accent colors into my bedroom. I am glad I caught that, I would've been upset when I go to move in and see dark red on my bedroom walls.

Rich said that they may be able to get some of the 6 and 7 floor units by Mid Jan. He was optmistic about it. Now whether it happens or not, I don't know :)



I thought we had a choice to differentiate colors (deep tones) for each room. I will have to go back and look at the upgrades. Thanks for catching it. I will have to call and confirm about the colors in my unit.



Once we get the dates of closing, I will send a mail (I have email addresses of people that were sent out last year by Jacob Dev) to people to plan something for Mardi Gras.

When I selected paint upgrades, I was told that I could only pick one main color and one accent color. That is why I thought it was weird to have paint options for each room in the unit. I guess I should have stated on the upgrade list to NOT accent the bedroom.

I have different deep tones on different parts of the loft. I will have to carry my upgrade sheet around as you had with you before the final inspection. That was a good idea on your part.



BTW, I did notice that several people in the Moon Bros. loft across the road (north) had started living in. I remember when that building (and ours for that matter) was a shell. It gave a warm feeling to see people make our (soon to be) neighborhood home. Can't wait till we AND Ely owners move in.

Just wondering what you guys thought about the loft building directly next to The Ventana to the west. I believe that it is the King Bee Lofts (1709 washington avenue)...



Anyways, every time I drive down Washington Avenue going east from Jefferson towards the main washington avenue loft district, I always said to myself..."Man....I wish that building (King Bee Lofts) would fix up the west wall exterior of the building to make it look nice" Does anyone know what I'm talking about? Looking from the side as you head towards The Ventana from the west, you see the King Bee Lofts, and, for me, that western exterior wall of King Bee gives the impression that the building is old. You can even see some remnants of some old advertisement painted on the wall. Anyways, I think The Ventana should have neighboring buildings that also look like they maintain their exteriors. Also, I hope that they put street lights in that area too between Jefferson and King Bee. Why should that part of Washington Avenue not have nice street lights? After all, The Ventana has nice street lights outside and they continue further east. For example, at 2020 washington, it's still relatively dark. They really really need to brighten up that area. I think nice street lights will do the trick. That would attract more future buyers to the area. We need good lighting that is functional and attractive. Maybe it's just me, but I really hope that that area between Jefferson and King Bee Lofts will be built up soon! I'm glad at least there are already other lofts building projects in that area. I can't wait for that whole area to develop.

I like the ghost sign on the sign of that bldg as it adds personality. As a matter of fact its one of my favs and they should preserve it at all costs.
