St. Louis has Lindenwood in the OVC and SWIC is adding JUCO football, Mizzou gets most of the attention though even though it is two hours west. If someone that works in Missouri but lives in Illinois but moves to downtown, their state income tax will be waived. Any company in downtown would get to keep 3% of their gross payroll for building improvements or public spaces around their building. A firm like Stifel with $270m in payroll would keep $8.1m a year instead of sending it to the state, they can spend it to expand or improve Wash Ave. that $8.1m is $81m over 10 years of the bill. For Thompson Coburn it’s probably $30m, that’s long way towards their new tower if that’s the route they go
50% of state sales tax above the current baseline (last year downtown sent $80m in sales tax to the state) if it sends $100m in 2027, the 50% of that $20m extra ($10m) would go into a fund for public safety and streetscape

Spreading misinformation & lies. It’s obvious they don’t really go downtown all that much. Could downtown be much better of course but saying what they said is the reason people think negatively about downtown & St.Louis particularly it’s own residents.

At a downtown event at Union station today (panel discussion with Steve smith, Bob O, Charles Goldman, gop and dem legislators) Steve mentioned that soon they’ll have another big project to announce

New Yorkers. That right there sets their expectations extremely high. As for them loving on KC, come back when there’s no events in Downtown KC. The hotels are dead and the sidewalks are pretty quiet. When it’s nice, the streets become sideshow zones. It’s not all unicorns and rainbows over here. Downtown STL and KC have their periods of busy. As for vacant buildings, these guys should take a stroll down Grand and see how poor of condition multiple buildings are in and the constant fights that occur at the bus stops at 11th and 12th and Grand. Downtown KC east of Walnut is a wasteland. Looking forward a great tenant at Union Station would be a bike/e-bike rental shop. As infrastructure continues to be built, Downtown will be the center of a nice protected bike network instead of the island it previously was.

I think I overestimated this project. I thought we were cutting down more useless lanes and widening sidewalks for plantings and generally sprucing it up
