I.dont like ti be mean... but Whither... do you ever *really* bring anything "construtive" and "smart" to these boards?

Four Seaons is going nowhere.  They just invested a ton of money into their tower. The hotel is very strong in sales and occupancy.

*also see Hotels Thread
Yes, thanks for asking politely. I was told, by same friend who told me months ago Galleria parking lot looking for rez dev, that very high-end hotel going into downtown Chesterfield, one that already has a presence here.
Feels like the hotel biz is doing fairly well - maybe we're looking at a 2nd build as opposed to a "move"
Lotta suburban hotels not doing very well right now haha.

Could just as easily be another Ritz Carlton.

Hotels dont just "move", when the current owner of the Four Seasons bought it and the casino, it came with multi decade agreement for the brand.

Remember who you're talking to. Basically a 4 year old.

The headers are backwards on the comparison columns - should be "25 vs 24" and "25 vs 21"

Paul Brown building started a $15m renovation

They will also attempt to kick out Pharoahs donuts for a long list of reasons.

Are they known to be a bad tenant? Used to live at arcade and the smell would fill the garage. I used to go there all the time.

They've apparently been dumping all kinds of stuff down drains and causing issues for rest of the building

But probably the best simple donut in all of STL.

I would hate to lose the only donut shop downtown. Pastry/donut/bake/cafe shops seem like a sign of a healthy downtown (foot traffic indicators). Downtown StL is pretty slim in that category

They’ve reached out to Park Pacific about taking the smoothie king space but I warned PP to be very diligent

25 unit building at second and morgant street is pretty much done. All 25 units are already leased via a master lease.

What does master lease mean? Airbnb? Corporate employee lodging?

Whoever holds the master lease effectively becomes the manager of the units with the ability to sublease them.

Target will be multi week to even year stays like travelling nurses. the people that are doing it also have 32 units in another building that's been very successful in leasing to pro athletes and their families

A couple of great renovation updates!  What's next for the Landing?  I don't think any new builds are imminent, but I think there might be another renovation currently happening or happening soon?  It would be great to get a place where all renovations are done and pushing for something new.

Renovations of the Old Judge building and building that housed the Lou Eat's and Drinks are underway. Also the renovation of the old Morgan Street Brewery Annex on third is wrapping up.

Now we just need people to pick up these empty renovated storefronts and bring some life back to the streets.

First off How many employees downtown does Peabody have? ( I can only find total global workforce online) Second hasn't Peabody been slowly declining and downsizing workers for years now?

As for cooperate workers all the corporate leadership is basically all boomers and native Gen-xers (which in stl are basically boomers in mindset) I don't think we will see any corporate leadership that wants to be in downtown let alone Clayton born before the year 1984 who are native to the stl region. I also think the future of downtown has always been residential with smaller tech focused businesses  found by millennials and older zoomers With some of these ventures may have not been founded yet.  The best thing the city can do to help downtown is get the RXB and chemical building on the solid path to redevelopment ASAP. However long term i think the future is bright.
The building they're moving to is 1245 JJ Kelley Memorial Drive which is owned by Edward Jones and is overall 227,000 square feet. The Post-Dispatch article says they will take up 2 floors, which is ~65,000 square feet according to Loop Net.

Their 2016 lease agreement was for 152,000 square feet of Peabody Plaza, but it's a safe bet that their new 2022 lease was a significant decline from that number, especially considering how many more more companies moved to Peabody Plaza after that new lease.

It is still a big loss, but it is also true that Peabody did already downsize significantly. It's not gonna have the affect as US Bank or Stifel leaving, for example. The best way to mitigate this loss would be for a company to quickly take up the space Peabody is vacating, and I think that's not super unrealistic considering how well Peabody Plaza has done at attracting tenants.
How many of the companies whose have gone into the Peabody moved from outside the city? It seems like all that happens is companies moving buildings in the city and some leaving.  No new comes coming in, or at least not in large numbers. At some point GSL or someone needs to find a way to get a big win.
Larson moved DT from Chesterfield.

I think most of the tenants in the Globe building are from outside of the city but that should be fact checked.

Scale AI moved into the Post Dispatch building.

Logic systems moved DT.

Butcher Joseph although that’s a little old now.

Anderson and Gilbert moved DT.

USDA left the county for Met Square. Not sure how Fed layoffs have affected that move.

Build a bear moved DT

Send it to the DT/DTW alders.  Let's see who actually has the will to do the job.

There is nothing anyone at City Hall can really do about SLMPD anymore.  you'll have to contact the board of commissioners, which nobody knows how to or if they even have emails

The results so far after the change in supervision and control of SLMPD really make it seem like the state controlling party needs crime in StL to not drop off or it ruins a narratives they run for elections. Feels like sabotage
