I don't have paid access to St. Louis business journals but assuming that its lead article on CVC pursuing $100 million expansion has to do with desired/sought after ballroom space. Also, I believe that would require demo existing parking garage which is under private ownership. Anyone with some details?

They are comparing St Louis to new convention center space in peer cities. They want to expand the ballroom space and are eager to get word of the approval of the new stadium so they can make better use of the dome ( remove seats and better connect it to the other convention space). It's my impression that the county portion of the hotel tax would possibly pay for this with their portion they are withholding from the new stadium financing.

They invested $50 million in 2010 but it needs more to remain competitive. And part of that need is to double the size of the banquet facilities.

If new garages are being built on the bottle district site then I'm sure they could afford to tear down the old garage.

It is great seeing Cortex really come into its own now and now my hope is a tech company can make a major play downtown.... I'm really not sure where else we can expect robust growth as our buttoned-down corporate community sucks so much. We could use a big success like what Salesforce is doing for downtown Indy:

Salesforce.com appears to have scrapped plans to build its own downtown headquarters building and instead is seeking a huge block of space in an office tower to satisfy its aggressive growth plans....

Real estate sources said the company has backed off talk of building its own tower with perhaps 500,000 square feet—probably because of the high cost and extended time line for such a project....

The sources said Salesforce is instead searching for 100,000 to 200,000 square feet, which at the high end would nearly double the amount of space it occupies downtown. The space would be in addition to the 215,000 square feet it occupies [downtown already]....

A Salesforce expansion of up to 200,000 square feet would provide a shot in the arm for the entire downtown office market, which is struggling...


Indy's boon from Salesforce was made possible when homegrown ExactTarget was acquired by SF in 2013 and the company decided to make a big commitment to Indy with expansion.... closest thing here would have been if WWT decided to put a good portion of its growth to downtown after buying Asynchrony.

The took out all the benches in the Memorial Plaza area along Market. This is in response to the homeless gathering in those areas. Looks to have done what they wanted as you no longer get 20 or 30 guys hanging out and drinking all day.

Looks like the Dubliner is officially for sale.
I sure hope the new owners not only keep the name and concept, but keep the quality and do not let the brand slip.

I never really paid attention. I noticed there is a Dubliner in KC. Are they affiliated and if so, I wonder if that location is for sale too. The owner is from Kirkwood, so I would assume so, if he is the owner.

^I'm pretty sure its a local guy.... I also wonder if Dubliner is a hard to trademark name so that's why you may see so many in different cities.

I know that was on the list of places to watch out for back in the BPV Death List days so maybe it just needs some renewed pep with a new owner.

Also speaking of bars, I see a new club/lounge is in the works for the corner building on 20th & Locust next to Pepper Lounge. Boom Boom Room also has just opened in old Lola space.

Edit: And 314 just opened.

I honestly dont think dubliner is that great. Its a great place to go if youre underage on the weekends but besides that...the food has slipped, theres better beer selection at almost every other bar on the strip, and the wood floors and tables and chairs need to be redone desperately. I hope the next owner doesnt turn it into bobbys place (talk about a bad bar) but i would like to see some changes. Sorry to bash it.

The Dubliner is a dive. The place has really gone down hill. Last time I ate there I stuck to the floor nearly drowned in the bath room do to standing water and saw a couple of passed out fratt boys in the corner..

I say blow this place up and start from scratch..

I agree, the Dubliner's not what it used to be. I used to love the place and went there regularly since about 2009, but the quality's really taken a nosedive over the past couple years. The menu's gotten smaller, the servers (except for Bob and one or two other bartenders) are generally pretty bad, and the whole space looks dirty, worn, and neglected. It feels like the owners just stopped caring a while ago, stopped enforcing standards, and it really shows. The last straw for my wife & me was when we went for lunch on a weekend in July; there was a pervasive sewage smell, my wife had to send her food back, and there was a customer (or friend of the staff) who kept putting his dog on the bar. Left unsatisfied and grossed out.

Here's to hoping that some new owners can make a difference and turn it around. And sorry this post sounded like a bad Yelp review...

So what's the State of Downtown? One on hand, we've had some neat things open recently and others are close, but on the other it seems like we've had a slowdown in bigger sized announcements. I'm still holding out hope, but I was really thinking we would hear of another big project downtown by time Arcade was wrapped up.... just a few more weeks left!

I'm encouraged by: the Arcade and its seemingly strong initial leasing, the look/quality of the first Arch Grounds element, the work on the Alverne, the possibilities posed by the Union Trust and Chemical buildings, the Blues Museum, and all the great restos opening up around it. It would be announce to have another announcement in the pipeline, but DT seems to be making steady progress.

More positives:

- The Washington Avenue side of the MX is awesome and has really added some vitality to the area around the convention center. The additions of the Blues Museum, Sugarfire and Kitchen Sink will make it even better.
- OPO Plaza has been a lot more active lately - certainly more so than it was in its early years. Sauce on the Side and Yiro/Gyro have helped in that regard. It would be great to see a new restaurant open up in the former Local Harvest space in the Old Post Office itself.
- The Magnolia, Courtyard and Renaissance renovations all turned out great.
- 500 N. Broadway is filling up.
- KPMG's recent announcement was great to see.
- The Laclede Group's new HQ is spiffy.

Negatives:

- Millennium Hotel is still vacant.
- No progress on the Railway Exchange - a huge void in the heart of downtown.
- Emptying of the AT&T building.
- Nothing doing at Ballpark Village.
- Things seem to have stalled out a bit in Downtown West.
- Haven't heard a peep about anything regarding the Jefferson Arms.
- The new bridge doesn't seem to have affected development much...yet.
- Half of the 900 block of Locust sits vacant.

DT does seem to be making slow but steady progress, but as you say I'm really looking forward to the next big announcements... unfortunately work on the larger buildings like Jefferson Arms or whatever likely will take a couple years to complete after we first hear the announcement. I wish we could have those bigger ones lined up like a flight path.... Arcade landing in '15, Jefferson Arms in '16, Railway Exchange in '17, etc. but that's too ambitious for now.
