Not sure. Just know who the buyers were. We were going to build multi-use stuff there but then decided to sell instead. We had 4 different plans approved by the association and the city for residential on top of commercial

Say what you will about McBride but STL needs hundreds of projects on this scale. Not everyone wants to own a single family home from the 1800s or 1960s. New construction, high density, mass production infill has a big role to play in saving the City.

Back to my Rams Settlement idea…City should take two city blocks (at a time) and say to developers like McBride… “Build here. Whatever doesn’t sell after two years after completion, we’ll buy back from you at cost + interest.” I know homes would sell. There are interested buyers but there are a lack of safe and affordable homes. Developers are too nervous and banks won’t make the loans. City should back the loans!
Agreed!! The amount of friends and family that have moved/sprawled because of the houses they were outbid for is way too many. The city needs to feed the supply in a smart way that allows us to grow when the demand is there.

Unrelated to this development, but there’s plenty of land to build on in this city. Can we stop tearing down the old shotgun homes that give the Hill its character?

Unpopular opinion...

I've grown to really enjoy the mix and eclectic nature of new and old housing on The Hill.  There are a few bad ones, more good ones and some interesting conversions.  Most of the bad ones are people that have lived in The Hill and wanted to stay and expand, and I think we've seen these get better as time goes by.  It doesn't seem to bother most Hill residents otherwise there would have been a bigger uproar about the tear downs over the years.  People are trying something new by building new homes on very small lots, in a popular and dense neighborhood.  This is something we should embrace, not lament.

not unpopular. I like it too. Freedom of design expression and allowing neighborhoods to evolve is important. If people want to live in the Hill, but the only supply available is 900 SF shotgun homes, we have to diversify a bit. It'll help keep the smaller, historic ones more affordable as well.

The rumor from the Hillspeople is that a higher up at McBride is building a single family home atop all five lots (which is consistent with the permit too). But I hope they're wrong!

Ugh why do they have to tear those down at all. Other places in the neighborhood to build which are empty lots

Hill will look like Chesterfield if we aren’t careful
