New house on Dempsey. $595,000.

I have a problem with the little window facing the street as well as the facade material change. The inside looks nice, but the outside looks cheap.

I saw a huge portion of land is for sale.  Was this part of La Collina or something else?

Does that mean the apartments are canceled?

Also, what’s the deal with that other large undeveloped parcel at the corner of Shaw and Boardman? Is that part of the same development or just held being land banked?

I don't think the apartments are cancelled, they were doing site work this weekend and have already constructed the parking garage.

Perhaps what's for sale is the two parcels fronting Daggett are 4940 and 5010 which sum up to close to 0.9 acres while the apartments are on 2100Boardman.
D&k sent out a press release on June 14

Draper and Kramer Starts Construction on Moda at The Hill Rental Development in St. Louis’ The Hill Neighborhood
CHICAGO (June 14, 2021) — Draper and Kramer, Incorporated, a national real estate services firm, today announced it has started construction on Moda at The Hill, a new development of 225 rental residences in St. Louis’ historic The Hill neighborhood. Expected to open in late spring 2022, the four-story apartment building is part of a larger 11-acre master planned community, led by Draper and Kramer, that also includes single-family homes being developed by McBride Homes and a condominium building site.

Located at 2100 Boardman St., just south of Interstate 44 and west of Kingshighway Boulevard, Moda at The Hill will offer a mix of modern one- and two-bedroom units measuring from 600 to 1,200 square feet, as well as a full suite of hospitality-inspired amenities. Additionally, the development’s infill location in The Hill puts residents within walking distance of dozens of local restaurants, shops, markets and parks, and a short drive from Forest Park – home to the St. Louis Zoo and St. Louis Art Museum – as well as Barnes-Jewish Hospital and downtown St. Louis.

“With its location in The Hill – an area that is incredibly appealing to renters and homeowners alike thanks to its rich history and strong sense of community – this site was a unique opportunity to reimagine a dormant piece of land and weave it into the neighborhood’s strong residential fabric,” said Todd Bancroft, president and CEO of Chicago-based Draper and Kramer. “We’re proud to be introducing Moda at The Hill and bringing a new rental option to this one-of-a-kind neighborhood.”

Bancroft noted Moda at The Hill is the third new-construction multifamily development Draper and Kramer has built in St. Louis, following EVO Apartments and EVO Flats, which are both located in Richmond Heights. The firm also owns Hampton Gardens, a 525-unit apartment community located just south of The Hill. Draper and Kramer has owned and operated apartment properties in St. Louis since 1939.

“Our work developing and managing multifamily properties in St. Louis has given us deep insight into the local rental market and, even more importantly, what renters here want and respond to – all of which drove our approach to Moda,” said James Elsman, development manager for Draper and Kramer. “We saw a unique opportunity in The Hill to replace an assemblage of former factory sites with a walkable community of homes and apartments in the character of this historic neighborhood that means so much to many in St. Louis. We have enjoyed working with Alderman Joe Vollmer and The Hill 2000 neighborhood association in bringing that vision to life.”

Individual residences at Moda will feature modern kitchens with granite countertops and stainless steel appliances, as well as private balconies.

Amenities at Moda include community lounges, a fitness center, yoga studio, coworking spaces and pet care facilities. Outdoors, residents will enjoy a large landscaped pool courtyard with cabanas, grilling stations and fire pits. An above-ground garage will provide parking for 250 vehicles.

“Interior amenities are all centered around the lobby, so there’s a lively, hospitality-style atmosphere as residents come and go from the building,” said Elsman. “These are best-in-class offerings that will appeal to a variety of renters, from busy professionals and young families to empty nesters who already live in the area and want to downsize and enjoy the ease of a rental lifestyle.”

Moda at The Hill is steps from popular neighborhood businesses and also close to the Missouri Botanical Garden and Tower Grove Park, among other attractions and community amenities.

The project is being built by Holland Construction and was designed by Humphreys & Partners Architects. Construction financing was provided by Gershman Mortgage.

Does anyone know of a house in the city that has the original mansard that this home was supposed to have?

Ugh, that is heinous! It always bugs me when people use siding to replace more decorative features of a house. Or when they install a smaller window or door than what the original brick called for so they fill in the space. Just... No.

Could the second floor have been an addition? Seems like a brick color discrepancy on the chimney from the lowish-res image on zillow.

I found it, at least I think I found somewhat what it looked like. Building are pretty similar in setup. The back's are almost identical too (https://www.trulia.com/p/mo/saint-louis ... l-mediaTab)

Love that house on Wyoming! It looks a little different from the one on the Hill, though, since the brick on the sides go all the way up on the second story.

I'm wondering if it did before they put that siding on though? Maybe there's a cascading brick wall underneath that siding...

This rendering looks about twice as attractive as the actual finished product. Such a shame what these developers can get away with.
